JOB OVERVIEW

I'm a residential real estate agent in Spokane, Washington. Last year I closed 73 transactions
and about $31M in volume — top 10 in the Spokane MLS. My YouTube channel is the largest
real estate channel in the region and it's my biggest lead engine. I also run two Instagram
pages: my personal brand, and a local-news-style page called The Spokane Real.

I'm looking for one person to run my content operation. My scripts are already mostly AI generate: I have a tool that writes them, an AI research pipeline that sends topics with prewritten scripts, and subscriptions to AiM (Jason Pantana), Listing Leads (Jimmy Mackin), and Attraction by Video (Jared Chamerlain) that give me proven marketing frameworks every week.

You're not starting from a blank page — you're pulling from all of that, turning it into one real
content calendar, telling me what I'm filming, and running the operation.

I batch-shoot all my YouTube videos for the month in one day and hand it off to a freelance editor you'll manage.
Each week I also film short-form content, including green screen segments, which you'll edit yourself and publish across two Instagram pages.

What You'll Own
• Building the content calendar from my AI tools and subscriptions, and telling me what I'm filming — with some input fro ---------- .
• Handing off the monthly YouTube batch to a freelance editor, reviewing their cuts, and managing YouTube upload, metadata, and scheduling. You don't edit the long-form videos yourself.
• Editing all short-form content — including green screen segments — from my weekly filming session for two Instagram pages with different tones, plus small graphics/thumbnail requests.
• Posting and scheduling across YouTube and both Instagram pages.
• Writing and sending a weekly newsletter.
• Managing an ongoing blog content strategy, plus basic website updates.
• Keeping every online profile — Google Business, FastExpert, Zillow — accurate and current.
• Tracking and improving how often I show up in AI search results (ChatGPT, Perplexity, Google AI Overviews).
• Bringing me content ideas within the direction I set — this is the most important part of the job.

What I Need From You
• Real short-form video editing skill, including green screen work — you can show me finished work, not just raw clips. Long-form YouTube editing isn't required.
• Strong project management — you can run five channels and an outside freelance editor at once without anything slipping.
• Comfort using and directing AI tools — you don't need to write scripts from scratch, but you need to know good output from bad.
• Working knowledge of local SEO / AI search visibility, or you learn fast.
• Basic website editing skills.
• Strong written English.
• You go get things done. If something needs fixing or a profile is out of date, you fix it — you don't wait to be told.
• Bonus: comfort running simple YouTube in-stream ads or boosting listing posts on social. Not required, and this is not Google PPC/lead-gen ads work.

Details
• Remote, full-time (~40 hrs/week).
• A weekly scorecard with proof of work is required — links, screenshots, or the actual deliverables against what's expected that week. This is a real full-time role and I need to see the output, not just hear that it happened.
• Base pay plus a bonus structure tied to on-time delivery and ideas you pitch that get produced.
• Paid trial period before a permanent offer.
