JOB OVERVIEW

I'm a real estate developer looking for an experienced estimator to produce a detailed material schedule and takeoff from a set of architectural plans for a new construction residential project.

This takeoff will be used to source and order materials internationally. Accuracy is non-negotiable — errors will result in costly delays and financial losses.

**Scope of Work:**
- Review full architectural plan set
- Produce a complete, itemized material schedule and quantity takeoff
- Organize by trade/category (framing, finishes, MEP rough-in, etc.)
- Flag any plan ambiguities that could affect quantities

**Requirements:**
- Proven experience with residential construction takeoffs
- Strong familiarity with architectural drawings and construction documents
- Proficiency in Excel or equivalent (clean, organized output required)
- References or portfolio of past takeoff work — please include with your proposal
- Detail-oriented and precise; this is not a job for guesswork

**Do not apply if:**
- You have no verifiable residential construction takeoff experience
- You cannot provide examples of prior work
