This role operates on US Central Standard Time: 4:00 AM – 1:00 PM CST, Monday to Friday. If you are based outside the US, please confirm this works for your circumstances before applying. It is a firm requirement.
The Role
You will sit within the valuation team, producing and supporting appraisal reports across a mixed commercial portfolio. The work is analytical, deadline-driven, and detail-critical. Once onboarded, you will be expected to work with a real degree of independence, drawing on sound US market knowledge to produce defensible value conclusions.
This is not an entry-level position. We need someone who understands why a number is what it is, not just how to arrive at it.
What You Will Do
- Conduct research using industry databases — CoStar, REIS, RCA, PwC Real Estate Investor Survey, and broker market reports — to gather and interrogate comparable market evidence
- Analyse property-level financial data including income statements, rent rolls, reimbursement schedules, and occupancy statistics to develop well-supported value indicators
- Prepare collateral monitoring reports for assets underlying debt and equity investments across office, industrial, multifamily, self-storage, retail, and other property types
- Produce USPAP-compliant appraisal reports ready for lender, investor, or regulatory review
- Identify data gaps and market anomalies; flag assumptions that materially affect value conclusions
- Manage competing report deadlines accurately without compromising on quality
What We Need
Required
- Minimum 5 years of commercial real estate appraisal or valuation experience
- Demonstrated, hands-on experience in the US property market — no learning curve on market fundamentals
- Proficiency in ANOW, Total, and Excel-based valuation modelling
- Working knowledge of USPAP requirements and their practical application in report preparation
- Bachelor’s degree in Real Estate, Finance, Economics, or a closely related field
- Strong written English — reports require clear, accurate, and defensible reasoning
Advantageous
- MAI designation (Appraisal Institute) or active candidacy
- RICS membership — relevant for internationally-based candidates with demonstrable US market exposure
- Familiarity with CoStar, REIS, or RCA analytics platforms
- Experience across two or more distinct asset classes
What We Offer
- Base salary PHP 80,000 – PHP 110,000 per month
- PHP 100,000 – PHP 140,000 for candidates with MAI candidacy or a demonstrable US CRE track record across multiple asset classes — we pay up for the right experience
