JOB OVERVIEW

Job Summary

We are looking for an experienced CoStar Expert to support our real estate research, property analytics, and market intelligence efforts. The ideal candidate is deeply familiar with CoStar’s research tools, data sets, market analytics, property search features, and reporting capabilities. This role will be responsible for gathering accurate property data, analyzing market trends, generating reports, and supporting acquisition or leasing strategies using CoStar.

This position is ideal for someone with a strong real estate research background, exceptional data accuracy, and the ability to translate CoStar data into meaningful business insights.

Key Responsibilities

CoStar Research & Data Management

Conduct in-depth property searches, market research, and comp analyses using CoStar.
Extract, validate, and interpret property data, including rent comps, sales comps, vacancy rates, cap rates, and demographic insights.
Maintain current and accurate property records and update internal databases with CoStar findings.
Monitor new listings, market changes, and property updates relevant to company portfolios or acquisition targets.

Market Analysis & Reporting

Prepare weekly, monthly, and ad hoc market reports using CoStar analytics and internal metrics.
Generate CoStar maps, custom reports, market snapshots, and demographic summaries.
Present key findings to management and provide insights supporting acquisitions, leasing, underwriting, or investment decisions.
Analyze historical data and trends to forecast market shifts and identify profitable opportunities.

Property & Portfolio Support

Assist in property underwriting by providing CoStar-based research and comparable data.
Support leasing and acquisition teams with actionable property intelligence.
Track competing listings, rental rates, and occupancy changes within target markets.
Validate property details for marketing materials, pitch decks, and presentations.

Data Quality & Verification

Ensure accuracy and consistency between CoStar data and internal documentation.
Cross-check CoStar findings with MLS, public records, GIS systems, and other real estate platforms.
Communicate with brokers, property owners, or research contacts for property verification if needed.

QualificationsRequired:

2+ years of hands-on experience using CoStar.
Strong understanding of commercial real estate (CRE), leasing, acquisitions, or property management.
Ability to interpret CoStar market analytics and property data thoroughly.
Proficiency in Excel, Google Sheets, and data visualization tools.
Excellent analytical, research, and data validation skills.
Strong attention to detail and ability to work independently.
