ABOUT US
Southern Cities Construction is a licensed North Carolina General Contractor building a fast-growing investor execution platform for real estate flippers, wholesalers, and BRRRR operators across NC. We deliver GC-certified rehab budgets, scope-of-work packages, permit-ready construction documents, and full-service construction execution at volume — and we need a sharp draftsperson to power the design and documentation engine.
WHAT YOU'LL DO
You'll be the design and documentation backbone of our platform. Every deal that needs plans, elevations, or construction documents — from quick-turn investor renovation packages to full-build permit sets — passes through your desk.
- Produce floor plans, elevations, sections, and framing plans in Chief Architect for NC residential remodels, additions, and new builds
- Build accurate 3D models of existing properties (as-builts) and proposed designs
- Generate permit-ready construction document sets for submission to NC jurisdictions
- Create design visualizations and renderings for client-facing scope-of-work packages
- Modify and update existing plans based on field measurements, scope changes, and client direction
- Support our estimator with measured drawings and clean plan sets for accurate takeoffs
- Maintain a library of branded SCC plan templates, title blocks, and standard details
- Turn around quick-hit drafting requests within 48–72 hours for our productized offers
- Turn around full permit-ready document sets within 7–14 days for larger projects
- Coordinate with our estimator, project managers, and Darius to ensure plans match scope and budget
REQUIRED
- Chief Architect proficiency — daily user, comfortable with floor plans, elevations, framing, 3D modeling, materials lists, and construction document output (please send a sample plan set)
- 3+ years residential drafting experience (remodel / rehab / addition / new construction)
- Strong understanding of residential construction systems — framing, foundations, plumbing, electrical, HVAC routing
- Ability to read and interpret existing plans, field sketches, photos, and scope-of-work documents
- Familiarity with IRC (International Residential Code) basics
- Strong attention to dimensional accuracy and code compliance
- English fluency — written and spoken
- Detail orientation — drafting errors cost us permits and time
- Fast turnaround discipline — you can ship a clean plan set under deadline pressure
PREFERRED (NOT REQUIRED)
- US residential drafting experience (especially Southeast US / NC)
- Working knowledge of NC building codes and NC permit submittal processes
- Experience with rehab and renovation drafting (not just new construction)
- Experience producing permit document sets for NC municipalities (Charlotte, Raleigh, Durham, Wilmington, Asheville, etc.)
- AutoCAD, SketchUp, or Revit as secondary tools
- Experience supporting real estate investors, flippers, or design-build GCs
- Photo-based as-built drafting (working from photos + measurements rather than a site visit)
- Familiarity with NC energy code and Manual J / Manual D basics
