JOB OVERVIEW

BUSINESS DEVELOPMENT ASSOCIATE – UK LETTINGS

TYPE OF WORK: Full-time (UK business hours)
WAGE / SALARY: $300/month fixed + $50 per let-only instruction + $75 per fully managed instruction (uncapped incentives)
HOURS PER WEEK: 40 hours, mostly UK business hours (approximately 9am–5pm UK / 4pm–midnight Philippine time)

ABOUT US

We’re a growing independent UK estate agency specialising in sales, lettings and property management. We’re part of a global luxury real estate network and are its exclusive lettings provider in the UK.

We have the brand, the agreement and the back office. What we need is someone who can turn that into a steady flow of landlord instructions.

THE ROLE

Your job is to find landlords who need an agent and persuade them to instruct us.

There’s no single method. We want someone who tries different channels, tracks what works and does more of it. You’ll be expected to use:

• OUR AGENT NETWORK – Build relationships with agents in our network’s UK offices so they refer landlords to us.

• TRADESPEOPLE & LOCAL BUSINESSES – Develop referral partnerships with builders, plumbers, electricians, cleaners, solicitors, mortgage brokers, accountants and removal firms.

• ONLINE LANDLORD SOURCES – Find landlords on platforms such as OpenRent and SpareRoom and contact those who could benefit from professional letting or property management services.

• LINKEDIN – Find and connect with landlords, investors and property professionals.

• YOUR OWN IDEAS – Come up with and test new ways of finding landlords, then share what works. We want someone who brings ideas rather than waiting for instructions.

You'll be working with the Managing Director who will handle in-person meetings and office visits. You’ll manage the day-to-day outreach between their visits and turn introductions into booked valuations.

DAILY OUTREACH TARGET

We expect approximately 100 tracked outreaches per day via email, phone, WhatsApp, LinkedIn or platform messages.

Consistent effort is essential to success in this role. Every outreach must be logged in our CRM, including replies, follow-ups and results.


WHAT YOU’LL DO

• Carry out and log approximately 100 outreaches per day across the channels listed above.
• Follow up consistently until each contact has replied, referred a landlord or declined.
• Book valuations and meetings for me and our lettings team.
• Research landlord leads using public sources and add them to the pipeline.
• Prepare short messages, one-page offers and follow-up templates, using AI tools to help with drafting.
• Keep the CRM accurate and up to date.
• Send a weekly report covering outreaches by channel, replies, valuations booked, instructions won, what’s working and what you would change.

ESSENTIAL REQUIREMENTS

• Experience in real estate, property, sales or customer-facing business development. UK lettings experience is a major advantage.
• Excellent spoken and written English, with the confidence to call and message UK professionals and landlords.
• Persistence and the ability to follow up without being pushy.
• Self-discipline to meet daily targets with minimal supervision.
• Willingness to learn the basics of UK lettings legislation, including the Tenant Fees Act and the Renters’ Rights Act.
• Reliable internet connection, a laptop or PC, and a quiet workspace.
• Availability to work UK business hours.
• Good internet and ability to connect via Windows RDP to a computer based in the UK to work from.

DESIRABLE EXPERIENCE

• Experience using a CRM.
• Experience in outbound sales or lead generation.
• Experience in the luxury or international property market.
• Experience working in a startup or small team.

PAY & INCENTIVES

All payments are in USD and paid monthly in arrears by bank transfer.

FIXED BASE: $300 per month

PERFORMANCE INCENTIVES:
• $50 for each new let-only instruction.
• $75 for each new fully managed instruction.

HOW IT WORKS:
• Incentives are paid once the tenancy has started and the first rent has been received.
• Incentives apply to instructions generated through your own outreach and recorded in our CRM.
• There is no cap on the number of incentives you can earn.

EARNINGS EXAMPLE

In a month where you secure 4 let-only instructions and 2 fully managed instructions:

• Fixed base: $300
• 4 let-only instructions: $200
• 2 fully managed instructions: $150

TOTAL MONTHLY EARNINGS: $650
