JOB OVERVIEW

We are looking for a detail-oriented and reliable **Bookkeeper** to support our growing **Short-Term Rental (STR) and Mid-Term Rental (MTR)** business.

This is a **results-based role**, not an hourly position. The workload is estimated at **10–20 hours per week**, although experienced candidates using efficient workflows and AI tools may complete the work in less time.

You'll have the flexibility to work on your own schedule, provided deadlines are met.

### Responsibilities

* Maintain accurate bookkeeping in **QuickBooks Online (QBO)**
* Categorize transactions accurately
* Perform monthly bank and credit card reconciliations
* Reconcile OTA payouts, direct bookings, and property-related expenses
* Maintain organized financial records
* Prepare monthly financial reports and reconciliations
* Identify discrepancies and resolve bookkeeping issues
* Work closely with our operations and revenue management team
* Recommend process improvements and automation opportunities

### Requirements

* **Required:** QuickBooks Online (QBO) experience
* Strong bookkeeping and reconciliation experience
* Excellent attention to detail
* Organized and able to work independently
* Comfortable using Google Workspace (Sheets, Docs, Drive)
* Strong written English communication skills

### Preferred Qualifications

* Experience with **Short-Term Rental (STR)** or **Mid-Term Rental (MTR)** bookkeeping
* Experience with revenue management or hospitality accounting
* Experience using AI bookkeeping tools or accounting automation software
* Familiarity with property management systems (PMS) and OTA payouts is a plus

### Work Schedule

* Flexible working hours
* Estimated workload: **10–20 hours per week** (or less, depending on efficiency)
* Must be available for **at least 1 hour of overlap between 9:00 AM and 4:00 PM PDT** each business day
* Attend **one weekly tea ---------- eting**
