About us
We are an Australian mortgage brokerage based in Sydney. We write residential loans with a strong focus on self-employed and complex income clients, including company borrowers, trusts and multi-entity structures.
We are a small team, so this role carries real ownership of files rather than sitting at the bottom of a processing chain. Do the job well and this is a long term seat with clear pay progression.
About the role
We need someone to take loan applications from initial assessment all the way through to settlement.
Please read this part carefully. This is not an entry level VA or admin role. You need to have worked on Australian mortgage applications already, understand lender credit policy, and be able to assess self-employed income without being walked through it. If your experience is limited to data entry, chasing documents and ticking checklists, this will not be a fit.
What you will do
Assessment and structuring
Assess PAYG income including base, overtime, bonuses and allowances
Assess self-employed income from company financials, tax returns and Notices of Assessment
Apply salary and wages paid to applicants from their own business, and company profit where lender policy permits
Apply depreciation and other common addbacks, and identify one-off or non-recurring expenses
Work across companies, trusts, sole traders, related entities and group structures
Complete lender servicing calculations and compare borrowing capacity across lenders
Recommend suitable lender and product options for the client's circumstances
Credit and compliance
Review Equifax credit reports and flag adverse credit, defaults and enquiries
Assess liabilities, credit limits, living expenses and commitments
Prepare Credit Proposals and Preliminary Assessments
Write clear Best Interests Duty commentary, lender comparisons and reasons for recommendation
Document client objectives and priorities, borrowing capacity, servicing and credit history commentary
Keep the fact find, compliance documents and lender application consistent with each other
Pre-submission
Obtain loan pricing requests and order property valuations
Complete Equifax credit checks
Cross-check income, liabilities, assets and expenses
Confirm the application meets lender policy before it goes in
Prepare lender submission notes so files are clean on first submission
Through to settlement
Submit through ApplyOnline and lender portals
Monitor progress and chase outstanding lender requirements
Deal directly with lender BDMs and credit assessors, and respond to conditions
Coordinate additional documents from clients
Work conditional approval through to unconditional, loan documents and settlement
Keep CRM notes and milestones accurate the whole way through
What you must have
[2]+ years preparing and submitting Australian mortgage applications
Proven experience with self-employed and company borrower files, not only PAYG
Experience across investment, owner-occupied, refinance and cash-out applications
Ability to run a file end to end without supervision
Solid understanding of Australian broking compliance, including Best Interests Duty
Strong written English. You will write compliance commentary and lender notes that we submit as they are
Confident spoken English for calls with BDMs and credit assessors
Reliable home office, stable internet of at least 25 Mbps, backup internet and backup power
Willing to sign a confidentiality agreement. You will handle client financials and credit reports
Systems
