Job Description
We are an Australian property investment and buyer’s agency business looking for an experienced Property Research VA who has previously worked with an Australian Buyer’s Agent or Property Investment Company.
This is not an entry level role.
If you have not worked in the Australian property industry before, please do not apply.
We are specifically looking for someone who understands how Australian property acquisitions work and can assist with researching investment opportunities, analysing suburbs, and preparing property acquisition reports.
You will be working directly with the principal buyer’s agent to identify high-quality property opportunities and investment strategies.
Accuracy and attention to detail are critical in this role.
Your Responsibilities
You will assist with:
• Suburb and market research across Australian locations
• Identifying subdivision, duplex and granny flat potential
• Analysing zoning and council planning controls
• Reviewing recent comparable sales and rental data
• Preparing property investment research reports
• Assessing development potential and planning restrictions
• Researching off-market and acquisition opportunities
• Supporting the buyer’s agent with property acquisition analysis
This role requires analytical thinking, not just data collection.
Mandatory Experience (Non-Negotiable)
Applicants must meet all of the following criteria:
• Previously worked with an Australian Buyer’s Agent or Property Investment Firm
• Strong understanding of Australian property terminology and processes
• Experience conducting suburb and property investment research
• Ability to prepare structured property research reports
• Familiarity with Australian planning and zoning controls
This role is not suitable for general real estate VAs without Australian experience.

• Nearmap or aerial mapping tools
• Sewer service diagrams (Sydney Water / Dial Before You Dig)
• Flood and bushfire planning overlays
Market & Rental Analysis
• Comparable sales analysis
• Rental yield analysis
• Vacancy rate research
• Suburb growth trends
Reporting & Research Preparation
• Google Sheets / Excel
• Google Docs
• CRM systems used in Australian real estate

• Extremely detail-oriented
• Able to analyse property investment opportunities
• Capable of preparing clear and professional research reports
• Comfortable working independently
This role supports real property acquisitions, so research accuracy is extremely important.
