Company Overview:
Jake Mercer runs an Airbnb coaching program that helps clients secure and operate short-term rental properties via rental arbitrage: leasing long-term rental units and re-renting them as Airbnb listings. We focus on identifying high-yield rental opportunities and securing landlord agreements.
Role Overview:
As Jake’s assistant, you’ll be responsible for identifying new arbitrage property opportunities, reaching out to landlords/property managers, tracking leads, and supporting property acquisition efforts for our clients. This is a remote long-term role via OnlineJobs.ph, with growth potential tied to performance and expansion of client acquisition. Key Responsibilities:
1. Property Acquisition / Lead Generation
- Research rental listings on platforms like Zillow, Craigslist,
- Identify units offering strong arbitrage potential: compare long-term rent vs. projected Airbnb income, occupancy, fees, seasonal factors.
- Build and maintain a lead tracker (e.g., in Airtable, Google Sheets, Notion).
- Cold-contact landlords or property managers via
- Follow up consistently to convert leads into agreements.
2. Reporting & Analysis
- Build simple profitability models: rent, utilities, cleaning cost, expected occupancy, and income.
- Provide weekly updates on leads, conversion rates, and property analysis.
Qualifications & Skills:
Required:
- Fluent English (written and spoken); confident on phone &
- Strong communication & organization.
- Self-starter with excellent attention to detail and follow-through.
- Comfortable with cold-calling,
- Productivity skills in Google Drive, Sheets; familiarity with Airtable, Notion, Trello is a plus.
Preferred:
- Prior experience in Airbnb, short-term rental arbitrage, real estate lead generation, or property management.
- Basic understanding of Airbnb, Vrbo platforms, pricing/occupancy strategy.
Work Hours & Compensation
- Approximately 20–30 hours/week (flexible; may require overlap with US Eastern Time).
- USD $5–12/hour, based on experience and performance bonus opportunities.
