Overall Purpose and Objective of This Position:
The Architectural Draftsperson / BIM Specialist is a remote, specialist role designed for an experienced ArchiCAD practitioner who combines a strong eye for design with a thorough, practical understanding of technical documentation.
Central to this role is the implementation of sustainable building practices that elevate thermal performance and reduce environmental impact. Working within a design-and-build practice, this position plays a vital role in producing high-quality 3D renders, coordinating working drawings, and supporting project administration and preconstruction workflows to ensure projects are buildable, accurate, and compliant.
Accountabilities
1. Architectural Drafting & 3D Visualisation
Objective: Produce expert-level models and renders to translate design intent into accurate, buildable documentation. Responsibilities:
Produce expert-level 3D models and renders in ArchiCAD for design development, client presentations, and planning submissions.
Develop and maintain coordinated BIM models to a high standard throughout all project stages.
Collaborate with the design team to ensure documentation reflects intended design and sustainability goals.
2. Technical Documentation
Objective: Prepare detailed, high-quality working drawings that comply with all Australian and Victorian regulatory standards. Responsibilities:
Prepare detailed working drawings including architectural plans, sections, elevations, and construction details.
Produce high-quality technical details for building permit and construction purposes.
Ensure all documentation complies with the National Construction Code (NCC), Rescode, and all applicable Victorian building regulations.
Coordinate with structural and services consultants to integrate documentation effectively.
3. Sustainability & Thermal Performance
Objective: Support the integration of sustainable building strategies and passive design principles into all project documentation. Responsibilities:
Detail insulation, thermal mass, glazing performance, and airtightness specifications.
Support the integration of passive design principles into technical drawings.
Contribute to the continuous improvement of sustainable design and construction processes.
4. Project & Preconstruction Administration
Objective: Ensure accurate and consistent project data and documentation control to support the project lifecycle. Responsibilities:
Maintain drawing registers, manage document version control, and coordinate the issue of documentation.
Prepare and distribute correspondence, transmittals, and meeting minutes.
Track RFIs, variations, and other project communications in an organised manner.
Support the preparation of schedules of finishes and specification documents.
Conduct thorough drawing reviews for accuracy and detail.

Communicate professionally, clearly, and responsively with the Australian-based design and construction teams.
Demonstrate a high level of independent task management and accountability in a remote environment.
Take ownership of learning related to evolving Victorian building regulations and sustainable construction technologies.
Characteristics and Skill-Sets
Exceptional Attention to Detail: Highly accurate across all aspects of documentation, technical detailing, and correspondence.
ArchiCAD Expertise: Expert-level proficiency; genuinely at the top of software capabilities.
Regulatory Knowledge: Practical understanding of Victorian building regulations, the NCC, and relevant Australian Standards.
Construction Knowledge: Solid experience in technical working drawings for residential construction and design-build workflows.
Tech-Savviness: Competent with ArchiCAD rendering (or linked workflows like Twinmotion/Lumion) and project management platforms.
Sustainability Focus: Knowledge of passive design strategies and thermal performance tools.
Reporting Channel:
The Head of Design is your direct leader and will provide direction and support as required.
