Join a Growing UK Serviced Accommodation Business

We are looking for an experienced and highly organised Virtual Assistant based in the Philippines to manage the day-to-day operations of a growing Airbnb and serviced accommodation business.

This is not an entry-level position. We are looking for someone who already has experience working with Airbnb hosts, serviced accommodation operators, holiday lets, short-term rentals, or property management companies.

You will become a key member of the business, helping deliver exceptional guest experiences, maximise occupancy, and ensure properties operate efficiently.

Key Responsibilities

Guest Communication

* Oversee AI Programme which primarily responds to guest enquiries quickly and professionally
* Convert enquiries into bookings
* Convert Airbnb & Booking.com bookings into Directs
* Resolve guest issues and complaints where required

Booking Management

* Manage booking calendars
* Monitor occupancy levels
* Adjust minimum stay requirements
* Update listing information
* Prevent double bookings
* Coordinate last-minute reservations

Revenue & Pricing

* Monitor occupancy and pricing
* Make pricing changes to maximise revenue on Pricelabs
* Review competitor listings
* Assist with dynamic pricing strategies

Operations Management

* Coordinate cleaners and maintenance teams
* Track maintenance issues

Listing Management

* Create and optimise Listings
* Improve listing descriptions
* Edit Photos using Chat GPT
* Upload and organise photos
* Monitor listing performance
* Increase conversion rates

Administrative Tasks

* Create & Update SOPs and checklists
* Manage contractor databases
* Track invoices and expenses
* Produce weekly performance reports

Business Development

* Research corporate accommodation opportunities
* Research contractor accommodation opportunities
* Assist with outreach campaigns
* Identify opportunities to increase occupancy

Required Experience

Essential

* Minimum 3 years Airbnb or short-term rental experience
* Experience managing multiple properties
* Excellent written English
* Experience dealing with guests professionally
* Using Chat GPT
* Strong organisational skills
* Ability to work independently
* Experience coordinating cleaners and maintenance teams

Software Experience

Experience with some or all of the following:

* Airbnb
* Booking.com
* VRBO
* Lodgify
* PriceLabs
* Google Workspace
* Microsoft Office
* Slack
* WhatsApp Business

Preferred Experience

* UK serviced accommodation experience
* Contractor accommodation experience
* Revenue management experience
* Dynamic pricing experience
* Direct booking website management
* Experience with automation tools such as Make.com, Zapier or n8n

After 90 days you will:

* Oversee all guest communication independently
* Coordinate cleaners and maintenance without supervision
* Maintain occupancy targets
* Improve guest satisfaction scores
* Produce weekly business performance reports
* Identify opportunities to increase revenue and efficiency
