JOB OVERVIEW

We are looking for a reliable and experienced Airbnb Operations Virtual Assistant to help manage the day-to-day operations of a growing short-term rental property management business.

This is a part-time, long-term position for someone who already has experience working with Airbnb hosts, co-hosts, vacation rentals, or short-term rental property management. You will be provided with detailed SOPs and step-by-step instructions for your responsibilities. We are specifically looking for someone who can follow systems carefully, communicate professionally, notice problems before they become bigger issues, and work independently once trained.

Responsibilities include:

- Responding to Airbnb guest messages and booking inquiries
- Monitoring Airbnb and Hospitable throughout your working/coverage hours
- Coordinating with cleaners and confirming same-day turnovers
- Checking Turno cleaning schedules, checklists, photos, damages, and supply requests
- Handling early check-in and late-checkout requests according to our procedures
- Monitoring upcoming reservations and check-ins/checkouts
- Leaving guest reviews and completing our review follow-up process
- Reviewing PriceLabs pricing and making approved pricing adjustments
- Identifying vacant dates, orphan gaps, and potential high-demand/event dates
- Monitoring property cameras for operational issues and escalating anything unusual
- Coordinating camera battery replacements with cleaners when necessary
- Helping prepare monthly property accounting and owner invoices
- Maintaining organized reports in Notion
- Escalating problems to management when something requires approval

Experience with some or all of these platforms is strongly preferred: Airbnb, Hospitable, Turno, PriceLabs, Notion, VRBO, ---------- , and smart-home/property-management applications.

Who We’re Looking For:

- You should have previous Airbnb or short-term rental management experience. Please do not apply if you have never worked with Airbnb or vacation-rental operations.
- You should also have strong written English, excellent attention to detail, reliable internet, good judgment, and the ability to respond promptly when an operational issue arises.

This position is approximately 21 hours per week, although the workload varies by day. Some responsibilities involve checking messages or following up throughout agreed coverage hours rather than continuously working.

Starting compensation: $400 USD/month.

There is an opportunity for increased responsibilities, hours, and compensation as the property portfolio grows.
