My name is Akoni, and I am seeking an exceptional AirBnB Property Manager and Guest Experience Specialist to help manage and grow my short-term rental portfolio.

This is a direct hire position. You will be working directly with me and compensated by me—no agencies involved.

Are you someone who thrives on creating exceptional guest experiences while managing the operational complexities of multiple properties? Do you have a passion for hospitality, a knack for marketing vacation rentals, and the organizational skills to keep everything running smoothly? If you're equally comfortable responding to guest inquiries at midnight as you are optimizing listing performance, we'd love to meet you.

I operate multiple short-term rental locations, each with multiple rooms and units—and I'm looking for a dedicated professional to help me scale operations, deliver outstanding guest experiences, and maximize occupancy across all properties.


Who This Role Is For

You're a hospitality-minded, detail-oriented, and guest-focused individual who understands the short-term rental industry inside and out. You're comfortable with booking platforms like AirBnB, VRBO, and ---------- , and you know how to optimize listings for maximum visibility and bookings. With at least 3+ years of experience in property management, vacation rentals, or hospitality, you possess excellent communication skills and a high level of self-accountability. You thrive in an environment that values guest satisfaction, operational excellence, and creative marketing.


Your Responsibilities Will Include
----------------------------------

Property & Booking Management

- Manage day-to-day operations across multiple properties and room types
- Oversee booking calendars, availability, and pricing strategies across all platforms
- Coordinate check-ins, check-outs, and turnover schedules with cleaning teams
- Handle reservation modifications, cancellations, and special requests
- Maintain accurate property information, amenities lists, and house rules
- Track occupancy rates, revenue metrics, and performance across all locations
- Implement and maintain dynamic pricing strategies to maximize revenue

Guest Experience & Customer Service

- Serve as the primary point of contact for all guest communications
- Respond promptly to inquiries, booking requests, and guest messages (target response time under 1 hour)
- Handle guest concerns, complaints, and issues with professionalism and urgency
- Create and send personalized welcome messages, check-in instructions, and local recommendations
- Follow up with guests post-stay to encourage positive reviews
- Manage and respond to reviews across all platforms professionally
- Build guest loyalty and encourage repeat bookings

Marketing & Listing Optimization

- Create and optimize compelling listing descriptions that convert browsers to bookers
- Coordinate professional photography and ensure listings showcase properties at their best
- Implement SEO best practices for vacation rental platforms
- Manage social media presence and content creation for properties
- Develop and execute promotional campaigns for low-occupancy periods
- Monitor competitor listings and market trends to maintain competitive positioning
- Track and analyze marketing performance metrics to continuously improve results

Operations & Team Coordination

- Coordinate with cleaning crews, maintenance teams, and local contractors
- Schedule and track property maintenance, inspections, and supply restocking
- Manage inventory of linens, toiletries, and guest amenities
- Create and maintain SOPs for all operational processes
- Handle emergency situations and coordinate rapid response when issues arise
- Ensure compliance with local short-term rental regulations and requirements


Tools You'll Use (Required & Preferred)

Must Have Experience With:

- AirBnB Host Platform (Superhost experience preferred)
- ---------- or similar booking platforms
- Property Management Software (Guesty, Hostaway, Lodgify, or similar)
- Dynamic Pricing Tools (PriceLabs, Beyond Pricing, Wheelhouse, or similar)
- Google Sheets + Google Drive + Google Workspace
- Slack or similar team communication tools
- AI tools like Claude and ChatGPT
- Creating and managing spreadsheets, tracking metrics, and organizing data

Preferred Experience With:

- Canva (for creating listing graphics and social content)
- Social media management tools
- Email marketing platforms (Mailchimp, etc.)
- Zapier or similar automation tools
- Smart home/lock systems (August, Schlage, RemoteLock)
- Stripe, PayPal, or other payment processing
- Basic photo editing skills


Schedule & Work Style
---------------------

- Full-time, 40 hours/week
- Preferred schedule: 8AM–4PM MST to align with peak guest communication times
- Must be available for occasional after-hours urgent guest matters
- Must be self-managed, proactive, and comfortable working with minimal supervision
- Comfortable juggling multiple properties, priorities, and guest needs simultaneously
- Must be highly organized, adaptable, and committed to exceptional guest service
