JOB OVERVIEW

IF YOU'VE DONE REAL ESTATE ACQUISITIONS, WHOLESALING, OR DEAL-CLOSING — READ THIS
This is the same work you already do, just a different asset. If you've sourced off-market properties, cold-called owners who weren't listed, negotiated a price, and closed the transfer — you have exactly the skill set we need. Swap "distressed property" for "online community" and the job is identical: find the owner, figure out what it's worth, reach out, and close.

WHO WE ARE
We're a small digital media company that grows and manages niche online communities. We're hiring a sharp closer to acquire them for us. The assets are Reddit communities — but we'll teach you the platform mechanics. What we can't teach is deal instinct and judgment, and that's what we're actually hiring for.

THE JOB, DAY TO DAY
• Start from a list of candidate communities our software pulls for you, and d ---------- which are worth going after
• Size up each one's real worth — the right niche, genuine demand, real commercial upside — not just the headline numbers
• Track down the owner and reach them across the right channels (often their public social profiles) to open a conversation
• Negotiate and close the deal — either moderation rights or a full ownership transfer
• Coordinate the handoff once terms are agreed
• Keep a tidy pipeline of targets, conversations, deals, and spend

WHAT MATTERS MOST (in this order)
1. Judgment — anyone can read a traffic stat. The rare skill is knowing whether a community is actually worth paying for, and how much, without us in the room for every call.
2. Closing — cold-reaching a stranger, warming them up, negotiating, and getting the deal done. This is the bulk of the work.

Reddit experience is a nice-to-have, not a requirement — the platform side is quick to pick up. If you're a strong closer who's never touched Reddit, still apply.

WHO YOU LIKELY ARE
• A real estate acquisitions / disposition VA, wholesaler, cold caller, domain or website flipper, or anyone who sources and closes deals for a living
• You can size up an asset's value fast and be right
• You're comfortable reaching out to strangers and closing them
• You run your own pipeline with little oversight
• Clear written English
• Nice-to-have: Reddit, affiliate, or SEO background

COMPENSATION
Competitive base + a bonus on every deal you close. Strong closers earn well here.

TO APPLY, ANSWER THESE
1. Walk me through one deal you sourced and closed yourself — a property, domain, website, whatever. How'd you find it, how'd you d ---------- what it was worth, and how'd you close it?
2. When you size up an online asset, what actually tells you it's worth paying for versus something that just looks big? Be specific.
3. You need to acquire something from an owner who isn't trying to sell. How do you reach them and open the negotiation?
4. Your desired rate or salary.
