As an Acquisition Specialist, you are the first or second voice sellers hear from us — the bridge between their challenges and our solutions.
Your Mission
Your job is to connect with motivated sellers, uncover their real needs, and help negotiate win-win purchase agreements for our company.
You’ll represent Homeward Partners with professionalism, empathy, and drive — moving conversations from first contact to signed contracts.
Key Responsibilities
Seller Outreach & Communication
Call, text, and
Build rapport and trust through active listening, not pressure tactics.
Qualify sellers based on motivation, timeline, property condition, and financial situation.
Ask diagnostic questions to uncover challenges like inheritance, title issues, or foreclosure risks.
Deal Analysis & Negotiation
Evaluate property values using tools like PropStream, Zillow, or Redfin.
Analyze motivation and market data to make fair, strategic offers.
Negotiate purchase agreements that align with company goals while maintaining win-win outcomes for sellers.
Submit qualified deals to the Disposition Team with all relevant details and comps.
CRM & Follow-Up Management
Maintain consistent CRM updates for every seller conversation, note, and offer.
Schedule timely follow-ups for unconverted leads.
Track and report KPIs such as calls made, quality conversations, offers presented, and contracts signed.
Team Collaboration
Coordinate with the Disposition Team to ensure deal handoffs are smooth.
Share feedback and insights from sellers to improve marketing and acquisition targeting.
Participate in sales meetings, training sessions, and roleplays to sharpen skills.
Tools You’ll Use
CRM: ReSimpli or Podio
Dialer: CallTools, Readymode, Mojo, BatchDialer
Property Data: PropStream, Zillow, Redfin, ChatGPT (for comps)
Communication: Google Workspace, Slack, WhatsApp
Tracking: Google Sheets, KPI dashboards
Qualifications
1–2 years of experience in real estate acquisitions, cold calling, or high-volume sales.
Excellent English communication skills (verbal and written).
Strong negotiation and problem-solving skills with a focus on empathy.
Organized, detail-oriented, and consistent with CRM documentation.
Comfortable working full-time U.S. hours (Central or Eastern Time).
Tech-savvy and able to learn new systems quickly.
Preferred Experience:
Prior experience talking to distressed or motivated sellers.
Understanding of real estate transactions, contracts, and title processes.
Familiarity with DISC personality profiles and rapport-based communication.
