Job description:
Deal Financial Support
Review and verify all financial assumptions for foreclosure and distressed property opportunities.
Work hand-in-hand with Foreclosure Hunters/Analysts to validate property values, repair estimates, comps, liens, and payoff figures.
Build financial models, deal calculators, and forecast sheets for acquisitions.
Assess profitability, risk exposure, cash requirements, and projected upside for each deal.
Support negotiation strategies with financial insights and breakdowns.
Due Diligence & Risk Review
Analyze foreclosure files, title reports, HOA ledgers, property taxes, outstanding liens, judgments, and loan balances.
Spot red flags early and advise the acquisition team on kill-or-go decisions.
Track auction deposits, purchase timelines, payment deadlines, and settlement requirements.
Ensure compliance with state-specific foreclosure and auction financial rules.
Accounting & Financial Control
Manage real estate accounting functions: AP/AR, property-related expenses, reimbursements, and reconciliations.
Track acquisition budgets and ensure costs stay aligned with projected numbers.
Maintain accurate financial records for all acquisitions, closings, and dispositions.
Prepare cash flow reports, portfolio summaries, and real-time financial dashboards for leadership.
Operational & Team Support
Act as the financial partner to the acquisition team — quick answers, reliable data, and clean numbers.
Communicate with title companies, attorneys, lenders, and auction offices to verify financial details.
Develop standard financial templates and processes to make the acquisition pipeline faster and cleaner.
Maintain a high level of responsiveness in a fast-moving, deal-driven environment.
What We’re Looking For
Experience & Skills
3–5+ years in accounting, real estate finance, property management accounting, or similar.
Experience with foreclosures, auctions, REO, distressed assets, or investor-focused acquisitions.
Strong understanding of property-level financials, AR/AP, GL, and real estate bookkeeping.
Ability to analyze deals quickly and present clear financial recommendations.
Tech-savvy — strong with spreadsheets, financial modeling, and research tools.
