Overview:
Huntington Management, a student housing property management and development company, seeks a Virtual Financial Assistant (VFA) to support financial reporting, data analysis, and cost-tracking efforts. This role is designed to supplement the CFO’s work and ensure accurate, well-organized financial data for decision-making.
The VFA will primarily work with AppFolio and Excel, extracting and structuring financial data for internal and external reporting and cost tracking for new developments. They will report directly to the CFO and collaborate closely but independently from the property management operations accounting team.
Key Responsibilities:
*Financial Reporting & Data Analysis
*Extract and structure data from AppFolio and Excel models to create custom financial reports beyond standard AppFolio outputs.
*Support the preparation of supplemental monthly financials, quarterly lender reports, triannual board of directors packets, and year-end tax reporting by organizing and validating financial data.
*Assist in the development of trend analyses, financial scorecards, and comparative financial reports to provide insights into business performance.
*Ensure clean, accurate, and well-organized financial data to support the CFO’s strategic discussions with ownership and stakeholders.
Cost Tracking & Development Project Support
*Collaborate with the CFO to develop and maintain cost-tracking processes for new development projects.
*Analyze budget vs. actual costs, ensuring expenditures align with financial expectations.
Support financial reporting for existing and upcoming real estate development projects.
Collaboration & Communication
*Work closely with the CFO to ensure financial data is structured for strategic use.
*Communicate with the property management accounting team for information exchanges.
*Participate in bi-weekly financial meetings to stay aligned on reporting needs and priorities.
*Daily progress report to CFO.
*Effective written and verbal English communication skills.

Qualifications & Experience:
*Strong financial analysis and reporting skills, with experience in real estate finance or property management preferred.
*Proficiency in Excel, including data manipulation (experience with macros and Power Query is beneficial but not required).
*Experience with AppFolio is preferred but not required (Will train); ability to extract and organize financial data from the system.
*Accounting background required; CPA or CPA equivalent in the Philippines is preferred but not mandatory.
*Detail-oriented, highly organized, and able to work independently within defined reporting structures.
Additional Details:
*Time commitment: Full-time. The role will involve both ongoing and project-based work.
*Location: Remote (Philippines-based) working in USA Eastern Standard Time Zone (GMT-5).
*Compensation: $1,000 USD monthly (Approximately $57,300 PHP)—the salary range is under review and dependent on qualifications.
