JOB OVERVIEW

# Google Ads Specialist — Motivated Seller Lead Generation for Real Estate

**Company:** Northmark Home Buyers
**Website:** ----------
**Location:** Remote
**Hours and compensation:** Please include your availability and expected monthly compensation.

## About the business

Northmark Home Buyers buys residential properties directly from homeowners in Illinois. We pursue wholesale, novation, and fix-and-flip opportunities.

We’re building a consistent source of qualified seller leads through Google Search ads. Our target territory includes DuPage, Cook, Will, Kane, Kendall, Grundy, Lake, McHenry, Winnebago, Peoria, and Tazewell counties.

We have a website and plan to use GoHighLevel for lead management and follow-up. The owner understands real estate acquisitions and will handle seller conversations, property evaluation, and offers.

## The role

We’re looking for someone who can plan, launch, manage, and improve Google Ads campaigns that generate qualified homeowner inquiries.

Success means attracting homeowners with properties we can evaluate and potentially purchase. You should be comfortable measuring lead quality and acquisition outcomes alongside campaign metrics.

## Responsibilities

- Develop a Google Search advertising strategy for our target markets.
- Research keywords, seller intent, competition, and estimated advertising costs.
- Recommend how to allocate the budget across markets.
- Build campaigns, ad groups, ads, assets, and negative keyword lists.
- Review our website and recommend landing-page improvements.
- Set up and verify form and call conversion tracking.
- Connect campaign attribution with GoHighLevel.
- Develop a process for reporting qualified leads and later outcomes back to Google.
- Review search terms, geographic performance, spending, and lead quality.
- Provide a clear weekly report explaining results, changes, and next steps.
- Follow Google’s advertising policies, including applicable housing restrictions.

## What we’re looking for

- Hands-on experience independently managing Google Search campaigns.
- Strong experience with lead generation; motivated seller or cash home buyer experience is highly preferred.
- Working knowledge of Google Tag Manager, GA4, call tracking, and conversion tracking.
- Experience with GoHighLevel or a comparable CRM.
- Ability to distinguish a tracking problem, traffic problem, landing-page problem, and follow-up problem.
- Clear communication and practical recommendations supported by evidence.
- Honest reporting about results, uncertainty, and unsuccessful tests.

We are open to your recommendations on campaign structure and bidding. You should be able to explain your decisions and the conditions under which you would change them.

## Interview: Present your PPC plan for Northmark

Shortlisted applicants will be asked to present a proposed Google PPC plan for our business.

Prepare a concise presentation of approximately **5–8 slides**, followed by a **20–30 minute discussion**. Use our website and the business information in this posting. Clearly label assumptions and estimates.

Please cover:

1. **Market selection:** Which counties would you launch in first, and why? Would you separate Chicago-area, Rockford, and Peoria campaigns?
2. **Budget:** Recommend an initial monthly advertising budget and explain how you would allocate it. Separate ad spend, your compensation, and any additional software costs.
3. **Campaign structure:** Show your proposed campaigns and ad groups, sample keywords and match types, negative keyword examples, and two sample ads.
4. **Website and conversion path:** Identify the most important improvements you would make before sending paid traffic.
5. **Tracking:** Explain how you would track forms, calls, qualified sellers, appointments, and contracts using Google Ads and GoHighLevel.
6. **First 30–90 days:** Explain your launch sequence, optimization process, reporting, and criteria for expanding, reducing, or pausing spending.
7. **Forecast and risks:** Explain what you would need to estimate lead volume and cost. If you provide forecasts, show the assumptions and uncertainty.

**We will evaluate your reasoning, measurement approach, and understanding of seller lead quality.** We don’t expect guaranteed results or a fully built campaign as an interview assignment.

## How to apply

Start your application with **“Northmark PPC”** and include:

- A brief summary of your relevant Google Ads experience.
- Whether you have managed campaigns for cash home buyers or motivated seller leads.
- One or two examples of campaigns you personally managed, including your responsibilities, ad spend, time period, results, and how a conversion was defined. Redacted examples are welcome.
- Your experience with GoHighLevel, call tracking, and offline conversion tracking.
- Your availability, time zone, and expected monthly compensation.
- Your answer to this question: **If a campaign generates inexpensive leads but very few qualified seller conversations, how would you investigate?**

We’re looking for a long-term partner who can build a measurable, dependable source of acquisition opportunities.
