JOB OVERVIEW

Dirty South Junk Removal is a local, veteran-owned junk removal company in Middle Tennessee, USA. We’re hiring one person whose entire job is the phone. Not admin work. Not social media. Not email. The phone.

You’ll answer every call that comes in. When the phone isn’t ringing, you’re dialing out. That’s the job, all day, every day.

What you’ll actually do

Inbound (answering calls):

Answer incoming calls fast and friendly, because every call is a potential job
Ask the right questions: what items, how much, where, how soon
Give quotes using our pricing guide
Book the job on the calendar and confirm the details
Log everything in our CRM

Outbound (making calls):

Follow up with leads who called but didn’t book
Call back old customers and past quotes
Confirm tomorrow’s appointments
Follow up on estimates that are still open
Call property managers, realtors, and apartment complexes to book meetings with our owner, Trey

Schedule

Monday through Friday, 8:00 AM – 5:00 PM Central Time (Middle Tennessee, USA)
This is a graveyard shift in the Philippines. You must be able to work it consistently. Do not apply if you can’t.
Weekends off

What we require

Clear, confident, neutral American-sounding English. Customers must understand you easily.
Real phone experience: BPO, call center, appointment setting, or cold calling
You’re comfortable making 50–100+ outbound calls a day and don’t get discouraged by rejection
Stable internet: minimum 15 Mbps, hardwired preferred
Backup internet AND backup power (generator, UPS, or a secondary location). We cannot have the phone go dead.
A quiet work area with a good headset
You show up on time, every day, without being reminded

Nice to have (not required)

Experience with home services (junk removal, moving, cleaning, landscaping, HVAC, roofing)
Familiarity with CRMs, Google Voice, Housecall Pro, or similar dialers
Sales instinct: you can turn a price-shopper into a booked job

Pay

$350 – $520 USD/month depending on experience
5% commission if the meeting you book to get hired turns into a paying job
Performance bonuses for booked jobs once you’re up to speed
Raises based on results, reviewed at 90 days
Paid training during your first week

HOW TO GET THIS JOB: READ CAREFULLY

We don’t hire based on resumes. We hire people who can actually book meetings on the phone. So your application is a real call.

The challenge

Find an apartment community or property management company in Middle Tennessee, USA (Nashville, Murfreesboro, Franklin, Clarksville, Smyrna, Lebanon, Gallatin, Hendersonville, and nearby). Google Maps works fine.
Call them using the script below.
Book a 10–15 minute meeting for our owner, Trey, to stop by the property. Meetings can be booked any day Monday through Friday, during business hours Central Time.

Book a meeting and you’re hired. If that meeting turns into a paying job, you also earn commission on it.

Once you book a meeting, send me a message with:

The word “DUMPSTER” at the very start so I know you read the whole post
Property name, address, and phone number
The name, title, and email of the person you spoke to
The meeting day and time you booked
2–3 sentences about your phone experience (inbound, outbound, or both, and what kind of business)
Your internet speed, and confirmation that you have backup internet and backup power
Confirmation that you can work 8 AM – 5 PM Central Time, Monday through Friday

We’ll confirm every meeting with the property directly. Fake or made-up meetings = instant disqualification.

Rules

Be polite and professional. You’re representing Dirty South Junk Removal.
If they say no, thank them and move on. Do not call the same property twice.
Only book meetings Monday through Friday. No weekends.

THE SCRIPT

Intro

“Hey, my name is [YOUR NAME]. I’m with Dirty South Junk Removal.

Listen, I know you guys probably already have somebody you use when bulk items start piling up: mattresses, couches, furniture, stuff people dump from off-property, things residents leave around the dumpster, or items left behind during apartment trash-outs.

Just out of curiosity, how often are you guys having to call your current vendor out to handle that stuff?”

[LET THEM ANSWER]

“Okay, awesome. So it sounds like it is something that comes up and you guys do need somebody for it.”

Why I’m calling

“We work with a lot of property managers throughout Middle Tennessee. And just so you know, we’re not calling trying to immediately replace your current vendor.

A lot of properties started using us simply because they needed another reliable option, especially when something needs to happen fast. Maybe ownership is coming to the property. Maybe there’s an inspection nobody knew about. Maybe you have units that need to turn ASAP. Or your normal vendor is just slammed and can’t meet your timeline.

That’s where we’ve been able to fill the gap.”

Price / value

“Another reason properties have started using us is cost. With some of the properties we work with, we’ve been able to save them around $500 a month compared with what they were previously spending on junk removal.

We’re a local, veteran-owned company, and we don’t have the massive overhead some of the larger companies have. So we can keep our operation profitable while passing a lot of those savings back to the properties we work with.”

Legal disposal

“We also have a solid-waste permit, so you know where your junk is actually going. It goes where it’s supposed to go, not dumped at somebody else’s apartment community.

You’ve probably seen guys who will haul away a mattress or couch unbelievably cheap. Sometimes there’s a reason they can do it that cheap. That couch gets picked up from your property and suddenly ends up beside somebody else’s compactor or in another property’s open-top dumpster.

We make sure everything we haul is properly disposed of.”

Ask for the meeting

“The owner, Trey, actually asked me to reach out. What we’d love to do is have him swing by sometime this week.

He’ll bring some goodies for the team, introduce himself, drop off some information, and take maybe 10–15 minutes to look around the property with you. He can see where your problem dumping areas are and get an idea of what you guys normally deal with.

He’s also helped properties reduce illegal dumping, not just clean it up after it happens. There are a few things he’s learned working with apartment communities that properties can do to discourage residents and outsiders from dumping in certain areas.

So even if you absolutely love your current vendor, it could still be worthwhile to meet Trey and have another local company in your back pocket.

What day works best for you this week, Monday through Friday? Is morning or afternoon better?”

[LET THEM ANSWER]

If yes

“Perfect. I’ll get that scheduled. What’s the best email for the calendar invite?”

[GET EMAIL]

“Awesome. I’ll send that over so you have it on your calendar. We’ll also follow up either the day before or the morning of, just to remind you that Trey is swinging by. If anything changes before then, just let us know and we can always move it around.

Thank you so much. I hope you have a blessed day. Bye-bye!”

If they say: “We already have somebody.”

“Absolutely, and we’re not asking you to get rid of them. Honestly, we’d rather just become your backup option.

If your normal vendor can’t get there quickly enough, their price comes back higher than expected, or you have an emergency before an inspection or ownership visit, you have somebody else you already know you can call.

That’s really why Trey wants to introduce himself. What day this week would work for a quick introduction?”

If they say: “We don’t have much junk.”

“That’s actually great. And Trey doesn’t need to come out and give you some big sales presentation. It’s really just an introduction, so that when something does happen, you already have somebody local you can call instead of trying to find a company at the last minute.

What day this week would work for him to stop by for about 10 minutes?”

If they say: “Just send me information.”

“Absolutely, I can do that. What’s the best email for you?”

[GET EMAIL]

“Perfect. And actually, since Trey is already going to be in the area, why don’t I have him stop by for just a few minutes and put a face to the name? He can drop the information off personally, introduce himself, and then get out of your hair.

What day this week works best for you?”

I review every application that follows the instructions. If you booked a real meeting, you’ll hear from me within a few days:
