Leasing & Collections Specialist (Sales Background Preferred)
About the Role
We are an Atlanta-based property management company looking for a phone-first closer. This role is focused on two things: filling our vacant units and collecting the rent. If you've worked in sales and you like having clear numbers to hit, this role is built for you.
You'll spend most of your day on the phone with prospects and residents. Some of those calls are friendly ("let's get you into this home") and some are firm ("your balance needs to be paid by Friday"). We want someone who's good at both and who gets satisfaction from moving a number in the right direction.
What You'll Own
1. Leasing (filling vacancies)
- Respond to every new rental inquiry within minutes during business hours, by phone, text, and
- Qualify prospects on income, move-in date, and household size, then book showings.
- Run live virtual walkthroughs by phone or video while prospects tour the property.
- Follow up persistently after showings, handle objections, and ask for the application.
- Work applications through to approval: collect missing documents and complete landlord and employer verifications.
- Keep listings live, accurate, and compelling on Zillow,
- Contact current residents ahead of lease expiration to secure renewals.
2. Collections (protecting revenue)
- Work the past-due list every day: call, text, and message each resident with a balance.
- Secure specific payment commitments (amount and date) and follow up the day they're due.
- Keep conversations professional, respectful, and firm, and follow company policy and fair housing and collections guidelines.
- Flag accounts that need escalation (payment plans, notices, or legal filing) to the Operations Manager with a clear summary.
- Get residents set up on online payments and autopay through the resident portal.
3. Reporting & Admin Support
- Submit an end-of-day report: leads, showings, applications, leases signed, calls made, payment promises secured, and dollars collected.
- Log every conversation in CRM with outcomes and next steps.
- Run weekly and monthly reports on rent collected, delinquency, and late fees.
- Provide administrative support and assist with other property management tasks as needed.
How Success Is Measured
- Speed to lead (time from inquiry to first contact)
- Lead-to-showing and showing-to-application conversion
- Days vacant per unit
- Delinquency rate and dollars collected each month
- Payment promises kept
- Renewal rate
Who We're Looking For
- Sales background preferred: 2+ years in inside sales, leasing, appointment setting, call center sales, or collections. Tell us your numbers.
- Near-native English, spoken and written. Every call is with an American resident or prospect.
- Phone-first: you'd rather make the call than send another text.
- Comfortable with "no": rejection from prospects and pushback from past-due residents don't rattle you.
- Organized follow-up: you track every lead and every promise, and nothing slips.
- Honest with your numbers. We value accurate reporting over good-looking reporting.
- Nice to have: experience with Rentvine, AppFolio, Buildium, or another property management system; a CRM such as Brivity or Follow Up Boss; Google Workspace.
Schedule & Requirements
- Tuesday through Saturday, 9am to 6pm Eastern. Saturday availability is required.
