Inner Create Ltd is a growing Architectural Design and Construction Management consultancy based in the United Kingdom. We work on a diverse range of exciting projects, from small residential extensions and renovations to larger multi-unit developments for private clients and developers.

We are seeking a middleweight to senior level Architectural Technician or Designer to join our team on an immediate start basis. This role is focused on the technical delivery of UK residential projects, producing high-quality design documentation with minimal supervision. You will be trusted to work at pace and to a high standard from day one, so demonstrable UK residential and UK Building Regulations experience is essential.

Work Schedule & Communication

Operating Hours: Our core business hours are 09:00 to 17:00 UK time (GMT/BST). You must have availability to communicate and sync during this window.
Project Management: All task tracking, file sharing, and project updates are managed through ---------- . You will be expected to log your progress daily.

Key Responsibilities

Technical Drafting: Produce accurate, professional AutoCAD drawing packages (plans, elevations, sections, and construction details) for UK residential projects, to a standard that is immediately buildable.
UK Compliance: Prepare detailed drawing packages for Planning Applications and Building Regulations submissions, demonstrating a strong working understanding of UK standards — particularly Parts L (conservation of fuel and power), B (fire safety), A (structure), and P (electrical safety).
3D Visualisation: Create detailed 3D models and visualisations using SketchUp to help clients visualise proposals.
Documentation: Draw up measured surveys from site data we provide, and prepare professional proposal documents.
Workflow: Manage your own workload and deadlines independently within ---------- , flagging timeline risks early.

Requirements & Qualifications

Experience: 4+ years of post-qualification experience in Architecture or Architectural Technology at intermediate to senior level. Candidates at the senior end who can work with full autonomy are particularly encouraged to apply.
UK Expertise (essential): Proven, hands-on experience of UK residential projects with a deep understanding of current UK Building Regulations and modern UK residential construction methods. Please do not apply without demonstrable UK project experience — this will be tested at screening.
Technical Proficiency: Expert knowledge of AutoCAD Architecture and SketchUp, with fast, accurate drafting and disciplined file management.
Availability: Able to start immediately, or at very short notice.
Communication: Excellent written and verbal English skills, capable of communicating technical details clearly.

Technical Requirements (Must Have)

Equipment: You must own a computer capable of handling complex CAD files and rendering without lag.
Internet: A high-speed, stable internet connection is required for file transfers and video calls.
Environment: A professional, quiet workspace.

UK Regulations: Briefly describe your experience with UK Building Regulations, with specific reference to Part L insulation standards and Part B fire safety on residential projects you have worked on.
Construction Detail: In a standard UK residential extension, what is the typical cavity width used for insulation compliance today, and what insulation products might you specify within it?
Software Speed: On average, how long would it take you to produce a basic set of "Existing vs. Proposed" floor plans for a standard single-storey rear extension?
Availability: Are you available for sync calls during our operating hours (9am–5pm UK time), and when could you start?
