WHO WE ARE
We are an established international luxury goods trading business, LuxuryLink Group, with a team of four. Under the L.L Capital name, we are evaluating our first commercial real estate acquisition as part of strengthening and expanding the business over the long term
Our founder previously worked in asset management at a REIT, overseeing industrial and commercial properties across several U.S. markets. We plan to apply that experience to acquire and operate our own portfolio, beginning with commercial properties valued between approximately US$1 million and US$5 million.
THE ROLE
We are looking for a resourceful and analytical real estate professional to help us develop our investment strategy and build our acquisition pipeline.
You will work directly with the founder across market research, deal sourcing, underwriting, and acquisition support. This is an opportunity to join at the beginning and help shape how the real estate platform operates.
We are looking for someone with previous experience supporting a U.S. or Canadian commercial real estate investor, brokerage, developer, lender, appraisal firm, or acquisitions team.
WHAT YOU’LL OWN
The role will begin with a market-selection project. You will help us compare potential Canadian and U.S. markets and determine where we should focus our initial acquisition efforts.
Your work will include:
Researching rents, vacancy, supply, demand, transaction volume, cap rates, and property values
Comparing markets using a clear and consistent framework
Identifying properties within our target price range
Speaking with brokers and market participants to validate the research
Helping define target markets, property types, return requirements, and acquisition criteria
Presenting clear recommendations supported by reliable data
Once the initial strategy is established, you will help build and manage our acquisition pipeline by:
Finding on-market and off-market commercial properties
Researching owners, decision-makers, brokers, and contact information
Monitoring new, stale, withdrawn, and expired listings
Building targeted property and owner lists
Supporting professional outreach and follow-up
Maintaining an organized acquisitions CRM
Preparing weekly updates on opportunities and next steps
UNDERWRITING
You will help evaluate potential acquisitions by:
Reviewing offering memorandums, rent rolls, leases, and operating statements
Reconstructing and normalizing property income and expenses
Calculating in-place and stabilized NOI
Reviewing rents, vacancy, tenant concentration, and lease rollover
Researching comparable rents and property sales
Modeling purchase costs, capital expenditures, financing, and debt service
Calculating cap rate, cash-on-cash return, equity multiple, and IRR
Preparing base and downside scenarios
Identifying important risks, missing information, and unsupported assumptions
Preparing concise investment summaries with a clear recommendation
We want someone who can question the numbers—not simply enter broker-provided figures into a spreadsheet.
WHAT WE’RE LOOKING FOR
Previous commercial real estate experience
Familiarity with U.S. or Canadian real estate markets
Understanding of NOI, cap rates, leases, rent rolls, and operating statements
Strong Excel or Google Sheets skills
Excellent research and analytical ability
Fluent written and spoken English
Strong attention to detail and follow-through
Ability to work independently and communicate conclusions clearly
Experience with commercial real estate databases, acquisition models, owner research, CRM systems, or off-market sourcing is a strong advantage.
PERSONALITY FIT
You are curious, resourceful, and comfortable working through incomplete information
You can explain why a property should or should not be pursued
You distinguish verified facts from assumptions
You follow up consistently without being reminded
You enjoy finding opportunities that other people overlook
You bring ideas from your previous experience
If you say something is complete, it is accurate and ready to use
COMPENSATION & GROWTH
Compensation is US$500–$650 per month for approximately 20 hours per week, depending on experience and demonstrated ability. This is a consistent monthly position rather than occasional hourly or freelance work.
We are beginning part-time while we establish our investment strategy and acquisition pipeline. If we successfully build the platform and there is sufficient ongoing work, we would be open to transitioning the right person into a full-time salaried position if it makes sense for both parties.
As the platform grows, there may also be opportunities for increased responsibility, compensation growth, and performance-based incentives.
HOW TO APPLY
To apply, send a message through this platform with your resume and a short note covering: what commercial real estate work you have done before, a property or deal you helped research or underwrite, and how you would approach comparing different markets for potential investment.
Shortlisted candidates will be invited to a short video call. Applications without a note will not be reviewed.
