JOB OVERVIEW

Content Strategist & Creative Lead (Real Estate + Rental Marketplace) — Part-Time, 20 hrs/week, Long-Term

We are New York Online Realty, a licensed real estate brokerage on Long Island, New York, and AllSpaces, our sister platform where property owners rent out any space they own: driveways, garages, backyards, warehouses, boat slips, land, apartments and houses.

We already have two great marketing VAs who execute beautifully. What we do not have is the person who comes up with the ideas. That is this job.

WHAT YOU WILL DO

This role is 70–80% thinking and 20–30% making. You will:

- Deliver 6 researched content ideas every Monday (about 3 for AllSpaces, 3 for New York Online Realty), each built on our five questions (below)
- Turn approved ideas into clear briefs and direct our two marketing VAs on what gets made
- Produce 1–2 pieces per week yourself, start to finish, especially when testing a new format
- Log trends daily and write a one-page trend read every month: what is working in US real estate and rental content, what we should copy, what we should stop
- Build and keep expanding a map of Long Island and NYC audience segments: who they are, what they own, what they watch, and where
- Track results by sign-ups, calls and DMs, not views, and change course when something is not converting

HOW WE THINK

Before anything gets made here, we answer five questions:

1. Who is watching this?
2. Why are they watching it?
3. Where are they from, and which platform are they on?
4. What are they already consuming?
5. When do they consume it?

WHO YOU ARE

- You live on TikTok, Instagram, YouTube, Facebook and ---------- , daily, and you try new formats on your own
- You understand American audiences and New York specifically. You know a boat owner in Nassau County, a renter in Brooklyn, a contractor in Suffolk with an empty warehouse and a homeowner in Queens with a spare driveway are four different people who watch four different things
- You bring ideas before anyone asks, and when one idea works you keep going deeper on it without being told
- You can script, direct, edit, caption and post on your own
- You d ---------- per piece whether it should be a real person on camera, AI, or something else, and you can explain why
- Excellent written and spoken English
- Bonus: you have worked with a US real estate, property management or home-services brand, or you have grown an account of your own and can explain what worked

DETAILS

- Part-time, 20 hours/week, long-term
- Must overlap US Eastern mornings (Manila evenings) for a short daily check-in
- Pay: [RANGE] per hour, paid [weekly/bi-weekly]
- Growth path: strong work earns more hours at the same rate first. More hours means more pay; this is how we grow every VA on the team
- You will work directly with the two owners, not through a manager

HOW TO APPLY

1. AllSpaces lets Long Island property owners rent out spaces like boat slips, driveways, garages and storage. Give us TWO content ideas for AllSpaces. For EACH idea, answer our five questions first, then describe the content (hook, format, platform, on-camera or AI, and the call to action). Look ---------- first so you know what we have already done.

2. Name three US real estate or rental content creators or accounts you follow right now. For each, one or two sentences on why their content works.

3. Tell us about one piece of content you made or planned (any niche) that got people to actually do something: sign up, message, call, buy. What was it and what happened?

4. Put the word DRIVEWAY as the first word of your application so we know you read this far.
