# SENIOR ARCHITECTURAL DESIGNER – LUXURY RESIDENTIAL & BIM COORDINATION

**Remote Position — Philippines**
**U.S.-Based Development / Construction / Engineering Company**

We are seeking an exceptional **Senior Architectural Designer** with strong experience in **high-end residential architecture, custom homes, luxury interiors, architectural detailing, Revit/BIM, AutoCAD, and multidisciplinary construction coordination**.

This is **not a basic drafting position**.

We are looking for someone who can take an architectural concept and develop it into a sophisticated, buildable, coordinated design.

The ideal candidate understands both sides of architecture:

**Design excellence + construction reality.**

You should be able to create beautiful spaces while simultaneously considering structural systems, mechanical equipment, plumbing, electrical, lighting, ceiling conditions, cabinetry, waterproofing, drainage, accessibility, constructability, and actual field installation.

We want someone capable of designing architecture that feels **intentional, premium, timeless, technically sophisticated, and fully coordinated.**

# PRIMARY RESPONSIBILITIES

You will assist with architecture from early concept development through detailed construction documents.

Responsibilities include:

* Develop architectural concepts from owner/project requirements.
* Produce floor plans, reflected ceiling plans, elevations, sections, wall sections, and architectural details.
* Prepare complete architectural construction-document packages.
* Develop designs using **Revit and AutoCAD**.
* Create and maintain coordinated BIM models.
* Develop sophisticated space-planning solutions.
* Design architectural circulation and room relationships.
* Develop building massing and exterior elevations.
* Design custom architectural features.
* Coordinate finish materials and transitions.
* Develop ceiling designs and lighting integration.
* Coordinate architectural elements with structural and MEP systems.
* Coordinate doors, windows, openings, stairs, millwork, cabinetry, equipment, and fixtures.
* Develop enlarged plans for kitchens, bathrooms, specialty rooms, and complex architectural areas.
* Develop architectural details that can actually be constructed.
* Produce presentation drawings and design-development packages.
* Create or coordinate high-quality architectural renderings.
* Review plans for constructability.
* Review contractor and consultant drawings for conflicts.
* Develop RFIs and coordination questions when required.
* Incorporate field conditions and design revisions into drawings.
* Maintain proper drawing revision control.

Strong proficiency is expected in:

Experience with the following is highly preferred:

* SketchUp
* Enscape
* Lumion
* Twinmotion
* V-Ray

* Rhino
* Photoshop
* Illustrator
* InDesign

You do not need to know every program listed.

However, you must be highly capable with professional architectural drafting and BIM workflows.

Strong visualization skills are highly valued.

will receive strong consideration.

Rendering quality should support **high-end architectural presentation**, not basic conceptual modeling.

# STRUCTURAL COORDINATION

You must understand enough structural design to recognize when architecture conflicts with the structure.

You should be able to coordinate architectural plans with:

* Structural beams
* Steel framing
* Load-bearing walls
* Foundation systems
* Grade beams
* Elevated slabs
* Roof framing
* Shear walls
* Large openings
* Stair openings
* Double-height spaces

You are not expected to replace the structural engineer.

You **are expected to recognize conflicts**.

For example:

If a structural column lands directly in the middle of an important architectural sight line, you should identify the issue during design coordination—not after construction begins.

You should continuously review drawings for conflicts between:

**Architecture + Structure + Mechanical + Electrical + Plumbing + Civil + Interior Design + Landscape**

Examples include:

* Ductwork crossing structural beams
* Plumbing risers conflicting with architectural openings
* Columns interfering with doors
* Ceiling designs conflicting with HVAC equipment
* Light fixtures conflicting with diffusers
* Cabinetry interfering with electrical devices
* Plumbing fixtures lacking adequate wall cavities
* Roof drains interfering with structural framing
* Stair geometry conflicting with required headroom
* Windows conflicting with structural elements
* Mechanical equipment visible from important architectural areas

The goal is to solve these issues **before construction**.

# CONSTRUCTION DOCUMENT QUALITY

We expect exceptionally clean architectural drawings.

Before a drawing package is released, you should verify:

This is a remote Philippines-based position supporting a U.S. development, engineering, and construction organization.

You may work directly with:

* Ownership

Some working-hour overlap with **U.S. Central Time** will be required for project coordination.

During coordination, you discover that the original HVAC duct route crosses a structural beam and the proposed chandelier location conflicts with structural framing. Explain how you would coordinate the architecture, structure, lighting, mechanical systems, and ceiling design to resolve the conflicts without degrading the architectural intent.**
