HELP PEOPLE FIND THEIR NEXT HOME

Community Room Rental provides private rooms in shared homes in North Carolina. We receive approximately 100–150 incoming inquiries each week. Your role is to guide interested people from their first inquiry through a completed move-in—no cold calling.

We provide structure, training, scripts, and support. You bring clear communication, initiative, and consistent follow-through.

WHAT YOU WILL DO

Our leasing process follows this path:

Inquiry → Room match → Showing → Application → Screening → Lease & deposit → Move-in

You will own that process for your prospective residents:

- Respond promptly to inquiries by phone, text, and email.
- Explain available rooms, pricing, shared-home expectations, and next steps.
- Coordinate showings and follow up afterward.
- Help applicants complete applications and provide required documents.
- Process applications according to our established screening procedures.
- Coordinate lease signatures, payments, move-in dates, and handoffs.
- Keep AppFolio guest cards, notes, statuses, and follow-up tasks accurate.
- Maintain rental advertisements and review receptionist reports so inquiries do not get missed.

We want someone who asks: “What does this person need next, and what can I do today to move this forward?”

That takes thoughtful follow-up, organization, and sound judgment. You must uphold our screening, credit-check, pricing, and documentation standards, set honest expectations, and bring exceptions to management.

STRUCTURED TRAINING AND SUPPORT

You will receive two weeks of paid, guided onboarding, followed by regular coaching. We provide scripts, communication templates, documented procedures, and clear guidance on when to ask for help.

Previous co-living experience is welcome, but we can teach you our business. Hands-on AppFolio experience, a willingness to learn, and ownership of your work are essential.

A TEAMMATE AND ROOM TO GROW

You will work alongside our Property Operations Coordinator, who is also based in the Philippines and works remotely handling day-to-day resident matters, maintenance coordination, and property operations. You’ll have a teammate to collaborate with, learn from, and provide mutual backup.

That position works Monday–Friday; you work Tuesday–Saturday. You provide limited backup for each other:

- On Mondays, your teammate covers time-sensitive leasing needs.
- On Saturdays, you triage property and resident calls, coordinate urgent matters within your authority, and document routine issues for your teammate’s return.

This coverage helps you learn property operations while keeping leasing as your primary responsibility.

As your skills develop, a potential career path is:

Leasing Specialist → Property Operations Coordinator → Operations Manager

We plan to add properties, with a goal of roughly doubling the business over the next three to four years. We want someone who can grow with us into overseeing properties and the people managing them. Advancement depends on performance, readiness, and available opportunities.

WHAT YOU BRING

- At least one year of experience working with a U.S. property management company.
- Hands-on AppFolio experience, particularly with leasing workflows.
- Strong spoken and written English for daily phone, text, and email communication.
- The ability to organize multiple active inquiries and follow through without constant reminders.
- Integrity, initiative, attention to detail, and openness to coaching.
- A reliable computer, headset, webcam, quiet workspace, and dependable internet with an outage backup plan.
- Availability Tuesday–Saturday, 8 a.m.–5 p.m. U.S. Eastern, with a one-hour break. Your local hours will shift with U.S. daylight saving time.

- Starting base pay of $5/hour, negotiable based on experience.
