About us: Skip Rock Properties is a direct buyer of self-storage facilities -- not a brokerage. We buy off-market, value-add facilities directly from long-time owners, often with seller financing. Most of the facilities we want to buy aren't listed for sale anywhere -- they belong to owners who've run them quietly for decades with no website and no online listing. Finding those owners before anyone else does is the job.
What you'll do:
You'll build out our town-by-town lead list of self-storage facilities across target US states, working from smallest population up. For each town you will:
- Search for every self-storage facility within roughly a 6-8 mile radius of the town center -- not just what shows up on a basic Google Maps search, but everything actually there.
- Do a "flyover" -- visually scan satellite/aerial imagery (Google Maps satellite view, Google Earth) around the town for storage facilities that don't show up in a normal map search at all. These are usually older, family-owned lots with no signage and no online footprint. This is the single most valuable thing you'll do -- we call these "gold leads."
- Estimate the square footage of each facility's buildings from the aerial/satellite view.
- Score each facility's digital presence: Google Business listing (Y/N), website (Y/N), is the website actually functional, can customers pay/reserve online. Weak or no online presence is exactly what we're after -- it signals an owner who isn't actively marketing or managing the business.
- Identify the owner behind each facility using public records -- county appraisal district (property tax) records first, then state Secretary of State / business entity filings, then any other legitimate public source. We need owner name, LLC/entity name if any, mailing address, and ideally phone and
- Exclude corporate-owned facilities -- anything owned by a REIT, national/regional storage chain, or investment fund gets flagged and excluded.
- Log everything into our shared spreadsheet in the exact format we use, keeping the list sorted by town population and never overwriting existing rows.
This is ongoing work -- once a state's town list is worked through, we move to the next one.
What we're looking for:
- Sharp with Google Maps, Google Earth, and satellite/aerial imagery -- comfortable spotting a building from above and estimating its size
- Very comfortable in Google Sheets: sorting, formatting, careful data entry, following a strict column structure
- Patient and thorough with public records research (county property records, state business entity searches)
- Self-directed -- you'll get a clear process to follow and should work through it independently, flagging anything unclear rather than guessing
- Strong written English for documenting sources and notes clearly
- Meticulous -- if a piece of data isn't confirmed, mark it unconfirmed, don't leave it blank or make it up
Nice to have: prior experience with real estate lead generation, skip tracing, or VA work for a real estate investor; familiarity with county appraisal district / property tax websites; familiarity with self-storage or commercial real estate.
This is not a sales or cold-calling role -- outreach to owners is handled separately. Your job is finding the facilities and the people behind them, accurately and completely.
