JOB OVERVIEW

We run three Florida self-storage properties (Bartow Spaces, Family Storage Space, Rockledge Spaces). We need a Storage Operations Team Lead who has already managed people or a multi-site desk — and still works tenants, delinquencies, and repairs every day.

This is player-coach storage ops. Not Airbnb. Not “I only manage now.” Not a one-year property VA.

You will own phone and inbox for tenants. You will chase past-due accounts. You will drive facility repairs to close with vendors. You will rewrite SOPs when the same break repeats, and coach the next person off your notes. StorEdge / SiteLink experience is a strong plus.

PAY
$300 USD per week · full-time · long-term

THE SHIFT
• US daytime Eastern for Florida sites. State your exact Philippines-time window in the application.
• Attendance tracked. Quiet room, real computer, stable internet, backup power or backup internet.
• First seven calendar days = paid training only if every scheduled shift is completed. Miss or leave early without notice before start → engagement ends that day.
• Improve the playbook: SOP/checklist after repeat failures.
• Think ahead on patterns across sites. English we can send unedited.

WHO THIS IS FOR
• Multi-year Team Lead / Supervisor / Storage Manager / Facility Manager / Area Manager — dates and titles on the resume.
• Self-storage or multi-site facility experience preferred; residential-only without storage is a weak fit.
• You still take hard tenant and repair contacts yourself.
• StorEdge, SiteLink, Easy Storage, Cubbi/Cubby, or similar PMS is a plus.
• Exact US-daytime coverage. No overlapping full-time job on those hours.

WHO THIS IS NOT FOR
• STR/Airbnb-only managers
• Pure IC BPO with no leadership tenure

1) First word: RACK
Then your exact available hours in Philippines time for US Eastern daytime.

2) Leadership proof: Team size or multi-site scope. Titles, employers, dates. PMS tools by name.

3) Hard day you owned: One delinquency AND one facility repair. What did you open first? How did you finish it?

4) In the last 24 months, how many shifts did you miss with zero notice beforehand? What happened?
