JOB OVERVIEW

Offer Nest is a U.S.-based real estate wholesaling company focused on finding off-market residential properties, putting properties under contract, and assigning or selling those contractual interests to qualified cash buyers.

We are looking for an experienced Real Estate Wholesaling Acquisition & Disposition Manager to run the day-to-day business Monday through Friday. This is not a basic VA position. We want someone who already understands U.S. wholesaling and can independently manage leads, follow-up, transactions, and cash buyers.

Responsibilities include:
- Manage motivated-seller leads inside our CRM
- Send and manage SMS and email campaigns
- Handle inbound and outbound seller calls
- Follow up with leads consistently
- Qualify seller motivation, timeline, condition, and asking price
- Collect property information
- Research comparable properties and investor activity
- Prepare deal information and proposed offer ranges for approval
- Maintain acquisition pipeline and follow-up schedules
- Coordinate contract and transaction administration
- Work with title and escrow companies
- Track transaction deadlines through closing
- Build and maintain a database of active cash buyers
- Research recent cash purchases in our target market
- Communicate with buyers regarding available opportunities
- Coordinate disposition activity and buyer follow-up
- Keep all CRM records accurate and current
- Provide a weekly pipeline and performance report
- Build and improve SOPs so the business can operate with minimal owner involvement

Our goal is for this person to operate Offer Nest day-to-day. The owner should only need to become involved where an owner signature, final approval, or legally required licensed activity is necessary.

Requirements:
- 2+ years of U.S. real estate wholesaling experience preferred
- Experience speaking with motivated sellers
- Experience with acquisitions and/or dispositions
- Strong spoken and written English
- Comfortable making U.S. phone calls
- Experience using a real estate CRM
- Understanding of ARV, comps, assignment fees, cash buyers, title, escrow, and wholesale transactions
- Experience managing transactions from lead through closing
- Experience building cash-buyer lists strongly preferred
- Ability to work independently without constant supervision
