Job description:
Position Summary
The Setup Loan Specialist is responsible for performing detailed quality control reviews on mortgage loan files to ensure accuracy, completeness, and compliance with underwriting guidelines. This role also manages the loan pipeline from setup through funding and post-closing, ensuring all files progress efficiently and that processors meet key milestones at every stage. The position plays a critical role in verifying that borrowers meet eligibility requirements, including accurate income calculation and proper loan product selection, throughout the loan lifecycle.
Key Responsibilities
Conduct thorough reviews of loan files to confirm all required documentation is complete, accurate, and properly executed
Calculate and validate borrower income (including complex scenarios such as self-employed, variable income, and multiple income streams)
Analyze borrower income, assets, credit, and liabilities to ensure qualification per program guidelines
Verify loan data integrity against supporting documentation (e.g., income calculations, AUS findings, disclosures)
Ensure compliance with investor, agency, and regulatory requirements
Identify discrepancies, missing documentation, or red flags and communicate findings to loan officers/processors
Review automated underwriting system (AUS) findings and ensure conditions are addressed
Apply strong product knowledge to confirm appropriate loan program selection and eligibility (Conventional, FHA, VA, and other products)
Validate loan structure, including loan-to-value (LTV), debt-to-income (DTI), and product eligibility
Manage assigned loan pipeline from setup through funding and post-closing
Monitor processor performance to ensure all milestone deadlines are met across the full loan lifecycle (disclosures, submission, approval, conditions, closing, funding, and post-closing)
Proactively follow up with processors and cross-functional teams to keep loans on track, resolve bottlenecks, and escalate delays as needed
Ensure all final conditions, closing requirements, and post-closing documentation are completed accurately and on time
Maintain quality control checklists and audit trails for each file
Collaborate with processing, underwriting, closing, and post-closing teams to resolve issues efficiently
Stay current on mortgage guidelines, compliance regulations, and internal policies
Qualifications
1+ years of experience in mortgage loan processing, underwriting, or quality control
Proven ability to calculate and analyze borrower income accurately across multiple income types
Strong product knowledge, including Conventional, FHA, VA, and other mortgage programs
Knowledge of credit analysis, asset review, and loan structuring
Familiarity with AUS systems such as DU (Desktop Underwriter) and LP (Loan Product Advisor)
High attention to detail and strong analytical skills
Ability to manage a full pipeline and meet deadlines in a fast-paced environment
Strong communication and problem-solving skills
Proficiency in mortgage LOS systems (e.g., Encompass, Calyx, etc.) and Microsoft Office
Preferred Qualifications
Experience in pre-underwriting or pre-funding QC
Knowledge of federal and state compliance regulations (TRID, RESPA, etc.)
DE/VA underwriting experience (a plus, not required)
Work Environment
Office or remote environment depending on company policy
Standard business hours with potential for overtime based on pipeline volume
Knowledge of compliance regulations (TRID, RESPA, HMDA).
Experience working with retail or wholesale channels.
Excellent written and spoken English communication skills (C1 Advanced or higher)
Availability to work during U.S. business hours (night shift)

Starting Base salary: $1,000 - $1,500/month*
Step-Up Increase: Eligible for a salary increase after successful completion of a 90-day introductory period, based on performance and training milestones
