The Opportunity
We're hiring a part-time, fully remote AI Implementation Specialist to find and build the AI-driven systems our business needs, across marketing, sales follow-up, bookkeeping, property management, and day-to-day operations, without waiting to be told what to build. You will be given context about how the business runs, and it will be on you to identify where AI and automation can save time and money, propose it, and implement it. This is not a task-execution role; it's an ownership role.
If you need a detailed brief before you can act, or you wait for direction on what to build next, this is not the right role for you. If you naturally notice inefficiency and can't help but go build a fix for it, it is.
What You'll Do
• Scout and implement. Continuously identify new AI tools, agents, and workflows relevant to a real estate investing business, and bring working solutions, not just suggestions.
• Lead generation & cold calling. Build and manage AI-assisted cold calling, texting, and lead follow-up systems that integrate with our
CRM (Follow Up Boss).
• Social media & marketing. Stand up AI-supported content creation, scheduling, and posting systems for our social platforms under our personal brand.
• Bookkeeping & bill pay. Implement AI/automation for expense categorization, invoice handling, and bill-pay workflows, working alongside our bookkeeper rather than replacing her judgment.
• Property management support. Build AI tools for tenant communication, maintenance triage, and reporting that make our property manager's job faster.
• Deal evaluation. Support AI-assisted analysis for flip deals (targeting ~$100k profit), multi-unit acquisitions, and due diligence on a trade-company (HVAC) acquisition.
• Systems & documentation. Document every workflow you build in clear SOPs so the team can use and maintain it without you.
• Team enablement. Train and support existing team members (VA, bookkeeper, transaction coordinator, property manager) on new AI tools as you roll them out.
• Reporting. Track and report the time, cost, or error savings each implementation produces.
What We're Looking For
• A track record of actually building AI/automation solutions in a business, not just using ChatGPT casually. You should be able to show us 2–3 concrete examples.
• Strong self-direction, comfortable identifying opportunities and acting on them with minimal oversight.
• Working knowledge of automation platforms (e.g., Zapier, Make, n8n), AI agent/GPT builders, and prompting for business use cases.
• Comfortable learning CRM (Follow Up Boss), bookkeeping (Buildium), and social scheduling tools well enough to automate around them.
• Excellent written English — this role is fully async and remote, so clear written communication matters as much as technical skill.
• Based in the Philippines, able to overlap for live check-ins with a U.S. Eastern Time business.
Nice to Have
• Experience in or with U.S. real estate investing, property management, or a related trade/services business.
• Experience building custom GPTs, AI agents, or multi-step automations end-to-end.
• Background in cold-calling/lead-gen or digital marketing automation specifically.
