Built Exteriors is a commercial exterior construction subcontractor in the United States looking for an experienced Facade / Cladding Shop Drawing Drafter & Takeoff Specialist to join our team remotely.
We are looking for someone with strong construction knowledge who can read architectural plans, perform accurate quantity takeoffs, and create professional exterior facade and cladding shop drawings using AutoCAD or similar.
The ideal candidate already has experience producing shop drawings for exterior building systems and understands how to turn architectural design documents into detailed drawings that can be used for submittals, project coordination, material planning, and field installation.
What We Build
Our exterior scopes include systems such as:
Fiber cement siding and panels
EIFS and stucco
ACM and architectural metal panels
Sheet metal
Soffits and fascia
Weather barriers
Flashings
Exterior trim systems
High-end architectural cladding
Other commercial building-envelope systems
Our projects include multifamily buildings, commercial buildings, schools, government facilities, healthcare projects, and other large commercial construction.
Primary Responsibilities
Facade and Cladding Shop Drawings
You will review architectural construction documents for projects awarded to our company and develop shop drawings specifically for our exterior scopes.
Responsibilities may include:
Review architectural plans, elevations, sections, wall types, details, specifications, and addenda.
Create professional shop drawing packages in AutoCAD or similar.
Develop exterior elevations showing our materials and scopes.
Create wall sections and enlarged construction details.
Create original details based on architectural documents, manufacturer requirements, and project conditions.
Detail window heads, jambs, and sills.
Detail door and storefront conditions.
Detail inside and outside corners.
Detail vertical and horizontal material transitions.
Detail base-of-wall conditions.
Detail parapets, soffits, fascia, balconies, penetrations, and other exterior conditions.
Show weather barrier, flashing, drainage, furring, cladding, trim, sealant, and related components where applicable.
Identify our work versus adjacent work or work by others.
Create material legends, detail callouts, notes, dimensions, and drawing references.
Revise shop drawings based on GC, architect, project manager, manufacturer, or field comments.
Maintain organized drawing sets and revision histories.
Help develop standard details and drafting libraries that can be reused on future projects.
We are not looking for someone who simply traces architectural drawings.
We want someone who can understand how exterior systems actually come together and use construction judgment when developing shop drawings.
Quantity Takeoffs
This position will also support our estimating department.
Responsibilities include:
Review commercial architectural construction documents.
Perform accurate exterior quantity takeoffs.
Use PlanSwift or similar professional takeoff software.
Measure siding, panels, stucco/EIFS, sheet metal, soffits, fascia, flashing, trim, weather barrier, and other exterior materials.
Separate quantities by material, elevation, color, system, building area, or other required breakdown.
Identify missing scope, inconsistencies, unusual conditions, and potential estimating questions.
Clearly document assumptions.
Provide organized takeoff information that our U.S.-based estimators can easily review.
Required Qualifications
You must have:
Extensive professional AutoCAD or similar software experience
Strong ability to create architectural and construction drawings
Experience producing shop drawings, fabrication drawings, installation drawings, or detailed construction drawings
Ability to independently draw construction details
Strong ability to read commercial architectural plans
Strong understanding of:
Plans
Elevations
Sections
Wall assemblies
Construction details
Dimensions
Material transitions
Building-envelope conditions
Experience performing construction quantity takeoffs
Experience with PlanSwift or another professional takeoff software
Strong attention to detail
Strong written English communication
Ability to recognize missing information and ask questions instead of making unsupported assumptions
Ability to organize technical information clearly and professionally
Reliable computer and internet connection
Strongly Preferred Experience
We are particularly interested in candidates with experience in:
Facade or cladding shop drawings
ACM / aluminum composite material
Metal panels
Fiber cement siding or panels
EIFS
Stucco
Architectural sheet metal
Curtain wall
Storefront
Waterproofing
Weather barriers
Rainscreen assemblies
Roofing
Building-envelope systems
Experience working with U.S. commercial construction documents is strongly preferred.
Experience with the following software is also valuable:
AutoCAD
PlanSwift
Bluebeam Revu
Revit
On-Screen Takeoff
Excel
Drafting proficiency is mandatory.
What We Are Looking For
We want someone who can eventually look at an exterior building condition and think beyond simply what is drawn.
For example:
How will this actually be installed?
What material terminates here?
How does the weather barrier transition?
Is flashing required?
What is included in our scope?
What belongs to another trade?
Does the architectural detail provide enough information?
Does the detail make sense?
Is additional information required from the architect or GC?
What does our field crew need to see to correctly install this condition?
You do not need to know every Built Exteriors system on your first day.
We will train the right person on our specific materials, systems, standards, and workflows.
REQUIRED APPLICATION MATERIALS
Please read this section carefully.
We will not review incomplete applications.
Every application must include:
Resume
Technical drafting portfolio
Completed quantity takeoff assessment
Completed shop drawing assessment
Desired hourly compensation
Years of professional AutoCAD experience
Years of construction drafting/shop drawing experience
Years of estimating/quantity takeoff experience
List of drafting and takeoff software you are proficient in
PORTFOLIO REQUIRED
DO NOT APPLY WITHOUT A PORTFOLIO.
Your portfolio must contain examples of technical drawings you personally produced.
We want to see examples such as:
Facade shop drawings
Cladding shop drawings
Exterior elevations
Wall sections
Construction details
Window, door, storefront, parapet, flashing, soffit, or transition details
Fabrication drawings
Installation drawings
Architectural construction drawings
We are evaluating your ability to produce technical construction drawings that can actually be used for coordination, submittals, fabrication, or installation.
Applications without a technical drafting portfolio will not be considered.
REQUIRED SKILLS ASSESSMENT
Every applicant must also complete our technical assessment.
All assessment files can be found here:
IMPORTANT: READ BEFORE STARTING
The Dropbox folder contains files for two different projects/purposes.
TEST PROJECT
The files labeled:
01 - TEST PROJECT - Marmalade Permit Set
and
02 - TEST PROJECT - Material Legend
are the files you will use to complete your assessment.
You will perform BOTH your:
Quantity takeoff
Shop drawings
using the Marmalade Permit Set.
REFERENCE SHOP DRAWINGS ONLY
The file labeled:
03 - REFERENCE ONLY - Example Exterior Shop Drawings
is provided only to show you an example of the type and level of shop drawing package we produce.
DO NOT perform a takeoff of the reference project.
DO NOT recreate the reference project.
Use it only as an example of how exterior subcontractor shop drawings may be organized and detailed.
PART 1: QUANTITY TAKEOFF
Using the Marmalade Permit Set and provided Material Legend, prepare an exterior quantity takeoff.
Your takeoff should clearly identify and quantify the exterior materials included in the provided Material Legend.
We want to be able to understand:
What you measured
Where you measured it
How much you measured
How you organized the quantities
Any assumptions you made
Any unclear conditions you discovered
Any questions you would ask before finalizing the estimate
Submit:
Quantity summary
PDF or screenshots showing your takeoff
Native PlanSwift or takeoff file, if available
List of assumptions
List of questions, discrepancies, or missing information you identified
Approximate time spent completing the takeoff
PART 2: EXTERIOR SHOP DRAWINGS
Using the same Marmalade Permit Set, create an exterior-scope shop drawing package using AutoCAD or comparable professional CAD software.
Use the provided example shop drawings to understand the type of work we are looking for.
We do not expect you to copy the example exactly.
We want to evaluate your ability to independently interpret architectural documents and develop professional exterior subcontractor shop drawings.
Your package should demonstrate, as applicable to the test project:
Exterior elevations
Exterior material identification
Material legend
Relevant dimensions
Detail callouts
Exterior wall/cladding details
Material transition details
Termination conditions
Window and door conditions
Inside and outside corners
Base-of-wall conditions
Parapets
Soffits/fascia
Flashing
Weather barrier relationships
Other important exterior conditions you identify
Clearly identify assumptions and information that requires clarification.
If the architectural drawings do not provide enough information to confidently detail a condition, do not simply invent an answer.
Instead, show your reasonable interpretation when appropriate and identify what question you would send to the project manager, general contractor, or architect.
Knowing when to ask a good construction question is part of what we are evaluating.
Submit:
PDF shop drawing package
Native DWG or other CAD files
List of assumptions
List of questions or clarifications
Approximate time spent completing the shop drawings
FINAL APPLICATION CHECKLIST
Your application must contain:
Resume
Technical drafting portfolio
Completed Marmalade quantity takeoff
Takeoff summary
Completed Marmalade shop drawing package
Native CAD file
Native takeoff file, if available
Assumptions/questions
Time spent on both portions of the assessment
Desired compensation
Software experience
If your application does not contain the portfolio AND completed assessment, it will not be reviewed.
One Final Question
In the first line of your application, tell us:
Which exterior facade or cladding system do you have the most experience detailing, and what type of shop drawings have you produced for it?
This helps us confirm that you carefully reviewed the position before applying.
Position Opportunity
This is intended to be a long-term role.
The right person can become an important technical resource supporting both our estimating and project teams.
As your knowledge of our exterior systems grows, we expect the position to expand beyond basic drafting into greater responsibility for:
Exterior shop drawing production
Standard details
Project-specific detailing
Takeoffs
Constructability review
Drawing coordination
Field installation drawings
Process improvement and standardization
We are looking for someone who wants to become highly knowledgeable in commercial exterior facade construction and grow with our team.
We hope to find a long-term partner to grow and assist with our team!
