Assistant Revenue Manager - Short-Term Rentals
Get Ghost Hosts is hiring an experienced Assistant Revenue Manager to support revenue management across a portfolio of professionally managed short-term rental properties in the United States.
This is a hands-on revenue management position for someone who has already worked with a multi-property STR or vacation rental portfolio.
You will monitor portfolio performance, investigate properties falling behind expectations, execute pricing and restriction changes, maintain revenue management systems, and help prepare client-facing reporting.
The most important part of this role is judgment. We need someone who can look at a portfolio, recognize when something looks wrong, investigate why, and clearly explain what they found.
You will work with a small team, close to the people making the pricing decisions. Over time, routine portfolio decisions become yours to own.
Position Details
* Independent contractor, remote, based in the Philippines
* Expected workload: approximately 40 hours per week
* Portfolio: 200 properties across 5 client accounts
* Systems: PriceLabs, OwnerRez, Guesty, Hostaway, Airbnb, Vrbo, Google Sheets, Slack
* Reports to the revenue management leadership team at Get Ghost Hosts
* Start date: immediate
What You'll Be Responsible For
* Reviewing portfolio performance and identifying properties that require attention
* Investigating properties pacing behind expectations and diagnosing the cause
* Executing pricing and restriction changes within established strategies
* Managing PriceLabs settings, overrides, minimum stays, and pricing rules
* Maintaining competitive sets and reviewing direct competitor activity
* Monitoring events, holidays, weekends, high-demand periods, and calendar gaps
* Maintaining rolling 90-day forecasts
* Preparing recurring reports and written performance summaries
* Performing quality control on pricing, restrictions, inventory, and revenue management configurations
* Documenting actions taken and following up to determine whether they worked
Required Experience
You must have professional short-term rental or vacation rental revenue management experience.
We are looking for someone who has:
* Managed or supported revenue management for a portfolio of multiple short-term rental properties
* Hands-on experience with PriceLabs is strongly preferred; comparable dynamic pricing experience may be considered
* Experience analyzing property performance and making pricing or restriction decisions
* Experience working with Airbnb, Vrbo, or professional vacation rental operations
* Strong spreadsheet skills
* Strong written English
Experience managing only your own Airbnb property does not meet the experience requirement for this position.
PMS experience is valuable but is not restricted to a specific platform. If you have used Hostaway and we use another PMS, that is fine. We care more about your ability to understand and work within professional short-term rental systems.
Preferred Experience
Experience with any of the following is strongly preferred:
* Larger multi-property portfolios
* Property management companies
* Revenue management companies
* Forecasting
* Client-facing reporting
* Portfolio-level performance analysis
Schedule
This role supports properties located in the United States.
You must be available and reachable during a daily overlap window with the U.S. morning. In Philippine time, this is approximately 10:00 PM to 12:00 AM PHT, Monday through Friday.
You do not need to be in active meetings for the full two hours, but you do need to be online and responsive during that window.
The remainder of your working hours are yours to schedule around required deliverables, deadlines, reviews, and operating procedures.
A short weekend review is also part of the role, roughly 30 to 45 minutes on Saturday morning and Sunday morning PHT.
Weekend reviews focus on urgent pricing, availability, and near-term demand issues rather than full portfolio analysis.
Some additional coverage may be required around major U.S. holidays and significant demand periods. Exact hours and holiday coverage terms will be confirmed before an offer is made.

Compensation
$640 to $960 depending on experience
Paid monthly in USD
Compensation will depend on demonstrated revenue management experience and the level of responsibility you can independently handle.
Contractor Terms
* This is an independent contractor engagement, not employment.
* We define deliverables, deadlines, coverage windows, and operating procedures. Outside of those requirements, you organize your own work.
* The engagement is exclusive. You may not take other clients as to not create a conflict of interest.
* You are responsible for your own BIR registration and Philippine tax obligations.
* An NDA and confidentiality agreement must be signed before you receive access to client systems.
* Client data must remain inside approved company systems and tools.

The Hiring Process
1. Written application.
2. Candidates who appear to meet the experience requirements will receive a short practical revenue management exercise using sample data. The exercise should take approximately 30 minutes.
3. Candidates who perform well on the exercise will interview with the revenue management team.
4. Final candidates will complete a paid trial using live portfolio work at the full agreed rate.
5. Successful candidates will move into an ongoing engagement.
We use the practical exercise and paid trial to evaluate actual revenue management judgment rather than relying only on résumé terminology or interview answers.
