ABOUT DIVERGENT ESTATES
Divergent Estates is a growing U.S.-based short-term rental management company. We help property owners operate professional, guest-ready vacation rentals across multiple U.S. markets.
We are hiring a long-term, full-time Short-Term Rental Property Operations Manager. Internally, we call this role a Pod Manager.
This is not a general virtual assistant or customer-service-only position. It is an ownership role for someone who can build the operating team around a small group of properties and then manage those properties from A to Z.
HOW THE ROLE STARTS
You will be assigned a small number of target properties before they are fully transitioned to you.
For each property, you will:
- Validate and organize the property information
- Build the primary and backup cleaning team
- Build the local maintenance and specialty-vendor bench
- Document contacts, procedures and escalation paths in Notion
- Configure HostBuddy AI so it can answer routine guest questions
- Review the PriceLabs setup and learn the approved pricing guardrails
- Identify open problems and create a stabilization plan
- Pass a property-readiness review
Once the property passes the readiness review, you will formally accept responsibility for it. Properties will transfer to you one at a time, so you will own the team and operating system you helped build.
WHAT YOU WILL OWN
- Cleaner scheduling, performance, inspections and backup coverage
- Maintenance intake, troubleshooting, vendor dispatch and completion follow-through
- Daytime guest issues that HostBuddy AI cannot resolve
- Proactive owner communication and documented decisions
- Property supplies, recurring services and operational readiness
- Accurate property and vendor information in Notion
- PriceLabs execution within approved company guardrails
- Open tasks from the first report through verified completion
- Operational onboarding for additional properties assigned to your pod
PriceLabs ownership includes monitoring calendar health, minimum-stay rules, orphan gaps, local events and approved overrides. Major pricing strategy and changes outside the approved guardrails require company approval until you complete our internal certification.
✅ REQUIRED QUALIFICATIONS
- Excellent spoken and written English
- Confidence making phone calls to U.S.-based cleaners, handymen and vendors
- Experience in short-term rentals, property management, hospitality operations or a comparable operations role
- Strong problem-solving and prioritization under time pressure
- Ability to troubleshoot maintenance issues before sending a vendor
- Clear documentation and disciplined follow-through
- Reliable internet, a quiet workspace and a professional call setup
- Ability to work full time without overlapping full-time employment
- Comfort accepting responsibility for results, not only completing assigned tasks
HELPFUL EXPERIENCE
Experience with any of the following is helpful but not required:
- Hostaway or another property management system
- Breezeway or another cleaning and maintenance platform
- PriceLabs or another revenue-management tool
- Notion, Slack or remote documentation systems
- HostBuddy or another AI guest-messaging system
- Cleaner, handyman or vendor sourcing in unfamiliar markets
- Owner-facing communication
SCHEDULE AND COMPENSATION
This is a full-time remote position with primary coverage during U.S. Central Time business hours. There will be a scheduled weekend rotation. Overnight on-call coverage is handled separately.
The exact working schedule will be confirmed before an offer.
Base compensation is USD $1,300-$2,000 per month from day one, including the initial build-to-own ramp. Placement within the range depends on demonstrated experience, spoken communication, maintenance judgment and ability to operate independently.
We are looking for someone interested in a stable, long-term role with the opportunity to manage a larger portfolio and grow in compensation as performance and responsibility increase.
