About J&S Flooring
J&S Flooring is a growing flooring and tile contractor serving commercial contractors, homebuilders, developers, and residential customers throughout the Carolinas.
We are looking for an experienced Flooring & Tile Estimator to join our team remotely from the Philippines. This is not a general virtual assistant position. We are seeking someone with direct flooring estimating experience who can become an important part of our estimating and operations team.
The successful candidate will work directly with our U.S.-based team and will be responsible for identifying commercial bidding opportunities, reviewing construction documents, completing flooring and tile takeoffs, preparing estimates, building projects within our ERP system, and supporting our production-homebuilder operations.
Primary Responsibilities - Commercial
1. Commercial Opportunity Research & Bid Qualification
Help J&S identify and evaluate commercial flooring and tile opportunities throughout our target markets.
• Research upcoming commercial construction projects within assigned geographic markets.
• Identify targeted General Contractors (GCs) and construction companies.
• Determine which General Contractors are bidding specific projects.
• Review bid invitations, construction plans, specifications, addenda, finish schedules, and related documents.
• Identify flooring and tile scopes within project documents.
• Prepare a high-level project synopsis for the J&S team, including project name and location, project type, General Contractors bidding the project, bid date, estimated project schedule, approximate flooring/tile quantities, major materials specified, preliminary estimated contract value, unusual specifications or installation requirements, potential risks or concerns, and recommended next steps.
• Present qualified opportunities to the U.S. team for a Bid / No-Bid decision.
Commercial projects may include office buildings, multifamily developments, hotels and hospitality, healthcare facilities and hospitals, churches and religious facilities, schools and educational facilities, sports facilities and stadiums, government buildings, retail projects, renovation and remodel projects, mixed-use developments, and other commercial construction.
2. Commercial Flooring & Tile Estimating
Once J&S determines that a project should be pursued, the estimator will be responsible for developing a detailed and accurate estimate.
• Download and organize construction plans, specifications, finish schedules, addenda, and bid documents.
• Review architectural drawings and specifications to determine the complete flooring and tile scope.
• Perform detailed digital takeoffs using MeasureSquare.
• Measure flooring, tile, wall tile, base, transitions, accessories, and other applicable materials.
• Identify and quantify carpet, carpet tile, LVT/LVP, sheet vinyl, rubber flooring, hardwood, laminate, ceramic tile, porcelain tile, natural stone, wall tile, cove base, transitions, setting materials, underlayments, moisture mitigation, floor preparation, waterproofing, and related materials and accessories.
• Apply appropriate waste factors.
• Identify installation methods and labor requirements.
• Identify specification requirements that could materially affect cost or installation.
• Request or research material pricing as directed.
• Record where every material price originated, including manufacturer, distributor, vendor quote, price list, previous project pricing, or other source.
• Maintain organized backup documentation supporting pricing assumptions.
• Calculate material, labor, freight, equipment, floor preparation, accessories, and other project costs.
• Build the complete estimate within QFloors, J&S Flooring's ERP system.
• Ensure quantities, costs, pricing, descriptions, dates, and scope are entered accurately.
• Prepare the estimate for final review by the U.S.-based J&S team.
• Revise estimates based on internal review, addenda, substitutions, or scope changes.
• Maintain accurate bid files and estimating records.
Final bids will be reviewed by the J&S U.S. team prior to submission to the General Contractor.
3. Bid Tracking & Follow-Up
• Maintain an accurate pipeline of active commercial opportunities.
• Track projects identified, projects reviewed, Bid / No-Bid decisions, estimates in progress, bid due dates, bids submitted, bid amounts, follow-up dates, bid results, won projects, and lost projects.
• Follow up on submitted bids as directed.
• Determine and document why J&S won or lost projects whenever possible.
• Track competitor information when available.
• Track pricing feedback from General Contractors.
• Maintain historical bid data that can be used to improve future estimating accuracy and win rates.
• Help identify trends regarding which General Contractors, project types, markets, and project sizes provide the best opportunities for J&S.
Primary Responsibilities – Production Homebuilder
Production Homebuilder Estimating & Order Management
J&S Flooring also works with large production homebuilders under established contracts and pricing agreements. The estimator will support the complete process from builder information through creation of the flooring order.
1. SupplyPro Management
• Monitor and manage assigned builder accounts within SupplyPro.
• Review incoming builder information and purchase orders.
• Monitor construction and installation schedules.
• Update installation dates and related information.
• Identify schedule changes and communicate important changes to the J&S team.
• Maintain accurate and current builder information.
2. House Plan & Selection Review
• Pull the applicable house plan from SupplyPro or builder systems.
• Pull homeowner/builder flooring and tile selections.
• Verify plan version, options, elevations, and selections.
• Identify relevant structural options that affect flooring quantities.
• Confirm required flooring, tile, and related materials.
3. MeasureSquare Takeoff
• Import plans into MeasureSquare.
• Complete accurate flooring and tile takeoffs.
• Apply the correct products to each room or area.
• Calculate material quantities and appropriate waste.
• Verify takeoffs against builder selections and contract requirements.
• Maintain accurate MeasureSquare project files for future reference.
4. QFloors Order Creation
• Build each production-home order within QFloors.
• Enter builder, community, lot/address, house plan, products, quantities, pricing, installation information, required dates, and other relevant project information.
• Ensure information in QFloors matches the builder's purchase order, plans, selections, and installation schedule.
• Maintain accurate dates so materials can be ordered and installations scheduled properly.
• Identify discrepancies before they create purchasing or field-installation problems.
Required Qualifications
• Bachelor's degree / four-year college degree.
• Engineering, construction, architecture, quantity surveying, or similar technical degree strongly preferred.
• Minimum 2 years of professional flooring and/or tile estimating experience.
• Minimum 2 years of experience using MeasureSquare for flooring takeoffs.
• Direct experience estimating commercial flooring and tile projects.
• Direct experience estimating production homebuilder flooring and tile projects.
• Strong ability to read architectural drawings, construction plans, specifications, finish schedules, and addenda.
• Strong understanding of flooring and tile materials and installation methods.
• Strong mathematical and analytical skills.
• High level of accuracy and attention to detail.
• Strong written English communication skills.
• Ability to communicate effectively with a U.S.-based team.
• Strong computer skills.
• Ability to organize and manage multiple projects with different deadlines.
• Reliable high-speed internet connection and professional remote-work environment.
Preferred Qualifications
• Advanced MeasureSquare experience.
• Previous employment with a U.S.-based flooring contractor.
• Previous remote estimating experience for a U.S. company.
• Commercial construction estimating experience.
• Production homebuilder flooring estimating experience.
• Experience with SupplyPro.
• Experience with QFloors.
• Experience with Bluebeam, PlanHub, BuildingConnected, ConstructConnect, Dodge, or similar construction bidding platforms.
• Experience sourcing material pricing from flooring distributors and manufacturers.
• Knowledge of CSI Division 09 / Finishes specifications.
• Familiarity with U.S. construction terminology and bidding practices.
• Experience working with General Contractors.
• Experience estimating ceramic tile, porcelain tile, wall tile, waterproofing, and setting materials in addition to traditional flooring products.

Work Schedule
This is a full-time, long-term position. Because this role works directly with our U.S.-based team, applicants must be willing to maintain an agreed-upon schedule that provides sufficient overlap with U.S. Eastern Time business hours. Interview & Skills Assessment Process
Because estimating accuracy and technical ability are critical to this position, qualified candidates will be required to complete multiple paid estimating exercises as part of the interview and selection process.
These exercises will use sample U.S. construction projects and are designed to evaluate the candidate's actual estimating ability rather than relying solely on résumé experience or interviews.
Candidates may be asked to complete the following:
• MeasureSquare Takeoff – Complete an accurate flooring and/or tile takeoff from a provided set of construction plans.
• Scope Summary – Review plans, specifications, finish schedules, and other project documents and provide a concise summary of the flooring and tile scope.
• Quantity Sheet – Produce an organized quantity breakdown by material, area, room, floor, or other applicable project category.
• Pricing Assumptions – Develop and clearly document material, labor, waste, freight, floor preparation, accessories, and other pricing assumptions, including the source of pricing where applicable.
• Mock Bid – Prepare a complete mock flooring/tile estimate based on the provided project documents and takeoff.
• Estimate Review – Walk the J&S team through the estimate, explain assumptions, identify potential risks or missing information, and answer questions regarding the approach taken.
Candidates will be evaluated on accuracy, completeness, attention to detail, ability to interpret construction documents, MeasureSquare proficiency, organization, estimating judgment, communication, and ability to identify potential scope gaps or project risks.
The exercises will progressively evaluate both commercial flooring/tile estimating and production-home estimating capabilities.
All required estimating exercises completed as part of the interview process will be paid.
