LAND ACQUISITION OPERATIONS & EXECUTIVE VIRTUAL ASSISTANT — FULL-TIME
Starting Pay: $4.00 USD/hour + Performance & Deal Bonuses
Hours: 40 hours/week with opportunity for up to approximately 50 hours/week
Location: Philippines — Remote
Schedule: Substantial availability during U.S. Eastern Time business hours required

THIS IS NOT A BASIC VA POSITION
We are a growing U.S.-based real estate investment company seeking an exceptional, experienced full-time Virtual Assistant to join our vacant-land acquisition team.
We will be very particular about this hire because the candidate will be trusted with important parts of our business.
We are not looking for someone who waits to be given another task.
We are looking for an intelligent, highly organized, proactive professional who can take ownership, communicate consistently, solve problems, learn quickly, improve processes, and help keep a fast-moving real estate acquisition business operating smoothly.

Previous experience supporting a U.S. real estate investor, wholesaling company, land investor, acquisitions team, or other real estate investment company is strongly preferred.
Direct experience with vacant land will receive special consideration.
We are also very interested in candidates who bring knowledge to the table. If you have worked inside a successful real estate investment operation and know systems, tools, processes, or strategies that could make our company more efficient, we want to hear your ideas and learn from your experience.
WHAT YOU MAY BE RESPONSIBLE FOR
Seller SMS, Lead Management & Follow-Up
Speed and consistency of seller communication are extremely important to our business.
Responsibilities may include:
* Monitoring incoming seller SMS/text responses
* Responding promptly during working hours
* Maintaining professional, natural conversations with U.S. property owners
* Answering routine seller questions using approved information and SOPs
* Gathering seller motivation and property information
* Following up consistently with sellers
* Making sure promising conversations do not sit unanswered
* Identifying motivated sellers
* Escalating negotiations or serious situations appropriately
* Recording conversations and next steps
* Maintaining accurate follow-up dates
You will receive clear guidance regarding what you are authorized to handle independently and what should be escalated.
We do not expect you to guess. We do expect you to communicate.
CRM & Acquisition Pipeline
We want our CRM to be a reliable source of truth.
Responsibilities may include:
* Entering and updating seller leads.
* Maintaining accurate lead stages
* Recording seller conversations
* Creating and monitoring follow-up tasks
* Tracking offers and negotiations
* Tracking contracts and deadlines
* Identifying stale leads
* Flagging high-priority opportunities
* Maintaining pipeline reports
* Making sure opportunities never fall through the cracks
Property Research & Acquisitions Support
Responsibilities may include:
* Researching parcels and property owners
* Reviewing county and assessor records
* Confirming property characteristics
* Researching comparable properties
* Assisting with pricing research
* Researching builders and potential buyers
* Assisting with property due diligence
* Organizing property information for review
* Tracking offers, contracts, and closings
Campaigns, Lists & Data
You may assist with:
* Preparing seller lists
* Cleaning and organizing data
* Excel and Google Sheets
* Skip tracing
* Direct-mail campaigns
* SMS campaigns
* Campaign tracking
* Suppression/contact records
* Lead-source tracking
* Campaign reporting and performance
Transaction & Closing Support
As responsibilities grow, you may also:
* Maintain transaction checklists
* Track contract deadlines
* Coordinate documents
* Communicate with title companies and other parties.
* Maintain organized transaction files.
* Track properties from contract through closing
* Assist with resale/disposition activities.
Executive & Operational Support
This position may grow beyond basic land administration.
The right person may also:

FULL-TIME AVAILABILITY
This is a dedicated full-time position.
We require 40 hours per week, with the option to work up to approximately 50 hours per week when needed and mutually agreed upon.
Because seller communication is an important part of this role, substantial availability during U.S. Eastern Time business hours is required.
