# Singapore Property Lead Nurturing & Appointment Setter

**Remote Position — Philippines**
**Part-Time / Full-Time Options Available**

We are an established Singapore property education and advisory brand helping homeowners, property upgraders and investors make better property decisions using research, financial planning and long-term property strategies.

We are looking for an experienced and highly independent **Lead Nurturing and Appointment Setter** to manage and reactivate our existing database of property enquiries.

These are people who previously enquired, registered, attended one of our events, downloaded our resources, responded to our advertisements or spoke with our team—but have not yet progressed into an appointment or become a client.

Your job is not simply to make calls.

Your responsibility is to take ownership of the entire lead follow-up process:

**Reconnect → Understand → Add Value → Nurture → Qualify → Book Appointment → Follow Up**

The goal is to help suitable leads become ready and willing to speak directly with our property advisor about their property plans.

## This Role Is Suitable for Someone Who

* Has previous experience calling and following up with Singapore property leads.
* Understands Singapore property terminology, homeowner concerns and consumer behaviour.
* Knows how to handle cold, warm and previously unresponsive leads.
* Can manage objections naturally without sounding aggressive or scripted.
* Can build rapport and keep people engaged in a conversation.
* Can independently manage a large backlog of leads.
* Can nurture leads over multiple calls and messages instead of giving up after one attempt.
* Can qualify opportunities and book relevant, high-quality appointments.
* Can maintain detailed and accurate CRM records.
* Can manage their daily work without constant supervision.

## Singapore Property Experience Is Required

Applicants should already understand—or be able to demonstrate working knowledge of—topics such as:

* HDB and private property
* Upgrading from HDB to condominium
* Buying and selling timelines
* Existing homeowners considering their next move
* Property investment and second-property planning
* New launch and resale properties
* CPF usage
* Loan eligibility and affordability
* ABSD and property ownership structures
* Property consultation and appointment-setting processes
* Common concerns raised by Singapore homeowners and buyers

You are not expected to provide regulated financial or property advice.

However, you must understand the context well enough to have a credible conversation, identify what the lead needs and determine whether an appointment with our advisor would be relevant.

## Spoken English and Communication Requirements

You must have:

* Clear, neutral and highly understandable spoken English.
* The ability to communicate naturally with Singapore consumers.
* Familiarity with common Singapore expressions and conversational styles.
* A friendly, warm and relatable approach.
* The ability to speak confidently without sounding overly formal, robotic or pushy.
* Strong listening and questioning skills.
* Good written English for WhatsApp and follow-up messages.

We are not looking for someone who reads a fixed script word-for-word.

We want someone who can use a call framework, listen carefully and adjust the conversation according to the lead’s situation.

Shortlisted applicants will be required to submit a voice recording and complete a live role-play call.

## Key Responsibilities

### 1. Lead Reactivation and Follow-Up

* Work through our existing backlog of property leads.
* Contact leads through approved calls, WhatsApp messages and other assigned channels.
* Reconnect with leads who previously enquired but did not take the next step.
* Understand why they did not proceed previously.
* Identify whether their property plans, finances, priorities or timelines have changed.
* Continue following up based on the lead’s actual situation.
* Maintain a proper follow-up schedule so no viable opportunity is forgotten.
* Respect opt-out requests and only contact leads through approved company processes.

### 2. Lead Nurturing

* Build trust through helpful and relevant conversations.
* Ask meaningful questions to understand the homeowner’s current position.
* Share company-approved property resources, videos, guides, market updates or case studies.
* Follow up after sending information instead of simply forwarding material and disappearing.
* Keep leads engaged until they are ready to explore their plans further.
* Re-engage older leads when relevant market developments or new resources become available.
* Act as a helpful property concierge rather than a high-pressure salesperson.

### 3. Lead Qualification

Collect and update relevant information such as:

* Full name
* Mobile number
* Email address
* Current property type
* Property ownership situation
* Buying, selling or upgrading intentions
* Preferred location or property type
* Estimated timeline
* Main concerns or obstacles
* Previous property discussions
* Decision-makers involved
* Readiness for an appointment
* Relevant information approved by the company and provided with the lead’s consent

All information must be handled carefully and recorded only through approved company systems.

### 4. Appointment Setting

* Identify leads who are suitable and ready for a property strategy discussion.
* Explain clearly what the consultation will cover.
* Book qualified appointments directly into the assigned calendar.
* Confirm that all relevant decision-makers can attend where possible.
* Send appointment confirmations and reminders.
* Provide the advisor with a complete pre-appointment summary.
* Follow up with leads who postpone, cancel or fail to attend.
* Improve appointment attendance and reduce no-shows.

We care about **qualified appointments that attend**, not appointments booked simply to meet a number.

### 5. GHL CRM Management

You must be comfortable using—or learning to use—GoHighLevel.

Your responsibilities will include:

* Updating every lead after each call or message.
* Recording accurate call notes.
* Updating contact details and relevant custom fields.
* Assigning the correct lead status and pipeline stage.
* Scheduling the next follow-up task.
* Recording objections, needs, concerns and important personal context.
* Tracking appointments, cancellations, no-shows and completed consultations.
* Categorising leads according to our A, B and C lead-quality framework.
* Preventing duplicate, incomplete or outdated records.
* Ensuring every active lead has a clear next action and follow-up date.

If an interaction is not properly recorded in GHL, it will be treated as though it did not happen.

### 6. WhatsApp Follow-Up and Concierge Support

Where permitted and approved, you may be required to:

* Send approved GHL WhatsApp re-engagement templates.
* Respond when leads reply.
* Continue conversations naturally through WhatsApp.
* Share relevant company-approved information and property content.
* Collect missing contact and property-planning information.
* Follow up on resources previously sent.
* Move suitable conversations towards a call or appointment.
* Escalate important questions to the advisor when required.

You should be able to manage the conversation from initial re-engagement until a qualified appointment is secured.

### 7. Call Framework and Script Improvement

We will provide our positioning, call objectives, lead categories, key questions and appointment criteria.

You will be expected to:

* Use the approved call framework as your starting point.
* Adjust your approach according to the lead’s responses.
* Track common objections and reasons for rejection.
* Identify which hooks, questions and follow-up approaches perform best.
* Suggest improvements to scripts and WhatsApp messages.
* Document successful responses and objection-handling approaches.
* Build repeatable follow-up sequences for different lead situations.
* Submit material changes for approval before implementation.

We want someone who improves the process through real conversations—not someone who repeats an ineffective script indefinitely.

## Calling System and Equipment

You must have:

* A reliable computer.
* A professional headset with clear audio.
* A quiet working environment.
* Stable high-speed internet.
* Backup internet access where possible.
* Experience using cloud-based diallers, VoIP or outbound calling systems.
* Experience using time-tracking software.
* The ability to record calls where approved.
* The ability to work through an approved Singapore-facing calling number or company-approved system.

Applicants with an existing calling setup may propose it, but all lead data, recordings and communication must remain within approved company systems.

## Working Hours

You must be available during agreed Singapore calling hours.

Some leads may be more responsive during evenings or selected Saturdays, so the final working schedule may include a mixture of daytime and after-work calling blocks.

You must be able to manage your schedule, follow-up tasks and call priorities independently.

## Performance Tracking

Performance will be evaluated using a balanced scorecard that may include:

* Number of leads attempted
* Contact rate
* Meaningful conversations completed
* Leads successfully reactivated
* Contact information updated
* Qualified appointments booked
* Appointment confirmation rate
* Appointment attendance rate
* No-show recovery rate
* Lead-stage progression
* Follow-up completion rate
* CRM accuracy and completeness
* Quality of call notes
* Conversion from conversation to appointment
* Feedback from attended appointments

Call volume alone is not success.

The purpose is to create meaningful conversations, uncover genuine property needs and move suitable leads towards a productive appointment.

You should be capable of running your assigned lead database like your own operation.

You should not need to be reminded repeatedly to make calls, update records, schedule follow-ups or chase outstanding conversations.

## This Role Is Not Suitable for You If

* You have never handled Singapore property leads.
* You rely entirely on reading a script.
* You give up after one or two unanswered calls.
* You focus only on call quantity.
* You book unqualified appointments to hit targets.
* You avoid updating the CRM.
* You require constant instructions and supervision.
* You are uncomfortable receiving call reviews and feedback.
* You cannot work during suitable Singapore calling hours.
* You have an unreliable internet connection or noisy working environment.
* You are looking for a temporary position with minimal accountability.
