Role Summary
We're looking for an experienced mortgage professional who can independently take ownership of a new borrower file from intake through structuring not someone who picks up processing after the loan has already been shaped. This is a pre-underwriting/decisioning role, not a document-coordination role.
Core Responsibilities
Independently review new borrower files upon intake
Calculate and analyze borrower income (self-employed, W2, bank statement, asset-based as applicable)
Identify qualification issues, red flags, or gaps early in the file
Structure the loan scenario to fit an appropriate program
Research and recommend alternative loan programs or lenders when the initial scenario doesn't qualify
Bring back a clear, reasoned recommendation to the broker/loan officer not just a list of issues
Work broker-side with exposure to Non-QM products (bank statement, DSCR, asset-based/asset-depletion)
Required Experience
Hands-on US residential mortgage experience with demonstrated structuring or decisioning authority not solely document collection, data entry, QC, or post-structure processing
Working knowledge of Non-QM programs (bank statement, DSCR, asset-based) required
Named LOS platform experience (Encompass, Calyx Point, or Byte)
RESPA/TRID compliance awareness
Comfortable making independent judgment calls on file qualification, not just escalating issues upward
Preferred Titles/Backgrounds
Senior LOA, Pre-Underwriter, Junior Underwriter, or Loan Processor with clear structuring/decisioning responsibility
Broker-side experience strongly preferred over correspondent/direct lender-only backgrounds where structuring judgment wasn't required
Compensation: $1,000/month
Disqualifying / Non-Equivalent Experience
Pure document coordination, QC, or post-closing/trailing document roles
Processing-only roles where structuring, program selection, and qualification decisions were made by someone else
Commercial credit analysis, auto-loan processing, or Australian-market mortgage experience
Sales-only mortgage roles with no file-level analysis component
