I'm Jameson, founder of Sentus AI. Before software, I spent 20 years as a landlord, property manager, maintenance tech, contractor, and licensed agent in California. I built this product because I lived the problems it solves.
No audience. No list. No social presence. You would not be growing our channels; you'd be starting them. If that reads as a warning, stop here. If it reads as the interesting part, keep going.
THE WORK, CONCRETELY
I film myself on a phone talking about things that actually happen in property management: a work order that went wrong, a tenant call at 11pm, and why a vendor no-showed. Raw, unscripted, sometimes in a car.
Your job is to turn that into something a 58-year-old property manager stops scrolling for.
Week one looks like three short-form cuts from footage I've already shot, one set of caption and thumbnail templates so we stop looking like five different companies, and a posting schedule you own without me reminding you.
WHO WE'RE TALKING TO
Property managers and owners, mostly 45-70. They're on LinkedIn and YouTube. They are not on TikTok, and they do not respond to what works on TikTok. Fast cuts, meme audio, and neon text lose this audience instantly. Restraint reads as competence to them.
If your reel is all trend edits, this will be a frustrating job for both of us.
WHERE AI FITS: READ CAREFULLY, I'LL ASK ABOUT IT
Use it hard for b-roll, backgrounds, motion graphics, stat animation, auto-captions, and rough assembly. I want you fast, and I'll pay for the tools.
Never use it to generate people, testimonials, or property and maintenance footage. Our audience does this work with their hands every day. They will clock a generated repair scene in two seconds, and it costs more trust than the video was worth.
My face and voice are the trust asset. They never get replaced by an avatar. Product footage is always a real screen recording.
TOOLS
Figma (brand source), Canva, CapCut, DaVinci Resolve, Descript, Runway or Kling for b-roll, Metricool, Beehiiv, and OpenArt.

HONEST EXPECTATIONS

Anyone promising thousands in that window is guessing or buying bots. I would much rather you tell me something isn't working than tell me what I want to hear. That trait matters more to me than your edit speed.
HOURS & PAY
Philippine daytime. One small fixed overlap window with California—I'm not asking you to work nights, BUT NIGHTS ARE A PLUS! OR LARGE OVERLAP.
Paid monthly via WISE. $700-$1,200 depending on what you can actually do; I pay the top of that for someone who covers video AND design AND runs the calendar unsupervised.
WHERE THIS GOES
Once we're in the market and past five people, I plan to spend a few months in the Philippines working alongside the team. I have family in Vigan and Manila. I'm hiring the first people, and I would rather grow a content lead from inside than hire one later. I'm not promising a title. I'm telling you what I'm looking for.

2. One design piece you made from scratch. Not a template with the text swapped. I can tell.
3. Which AI video and image tools do you actually use, and what do you use each one for? "Runway for b-roll, CapCut for captions" tells me more than a list of ten names.
4. How do you stop UI text and dashboards from warping when you run footage through Runway or Kling? There's a right answer, and it takes one sentence.
5. Go look at sentus.ai. Tell me one thing you'd change and why. Anything—a page, a headline, an image, the whole thing. I want to see how you think, not hear that it looks clean.
6. Your monthly rate and earliest start date.
If you get to the end of this and think, "That's a lot to ask for $800," you're right, and it's deliberate.
