STR & Hotel Operations Manager

We operate a 39-suite hospitality property that combines the **short-term rental model with traditional hotel operations.**
We are looking for someone with strong experience managing:
* Airbnb
* Vrbo
*
* Expedia
* OTA listings and distribution
* Short-term rental operations
* Hotel operations
* Dynamic pricing
* Property management systems
* Channel managers
* Property operations software
**This is NOT a basic Virtual Assistant position.**
We are not looking for someone whose experience is limited to answering Airbnb messages, customer service, data entry, or basic administrative work.
We need someone who understands **Airbnb/Vrbo AND hotel/OTA operations** and is technically comfortable enough to understand how all of the systems behind them work together.
OUR TECHNOLOGY STACK
Our operation currently uses:
* Airbnb
* Vrbo

* Mews PMS
* SiteMinder
* Breezeway
* PriceLabs
* Google Drive
* Google Sheets
Experience with several of these systems is strongly preferred.
You do NOT necessarily need experience with every single platform.
However, you MUST have enough real hospitality and short-term rental experience to understand how OTAs, PMS systems, channel managers, pricing systems, reservations, inventory and property operations connect.
OUR BUSINESS MODEL
Our property is unusual because it combines two hospitality models.
We operate with the infrastructure and systems of a hotel, while our inventory primarily consists of large multi-bedroom suites designed for groups.
We therefore need someone who understands both:
**Airbnb / Vrbo / Short-Term Rentals**
AND
**Hotels /
We need someone capable of helping us blend these two worlds into one efficient operation.
AIRBNB, VRBO & OTA MANAGEMENT
You will eventually help take ownership of:
* Airbnb
* Vrbo
*
* Expedia
* Additional OTAs as we expand
Responsibilities include:
* Creating new listings
* Writing listing titles and descriptions
* Updating existing listings
* Managing photos and listing content
* Updating amenities
* Updating policies
* Managing room and property information
* Checking bedroom/bathroom counts
* Monitoring listing accuracy
* Monitoring availability
* Monitoring rates
* Monitoring minimum stays
* Managing promotions and discounts
* Identifying duplicate listings
* Troubleshooting OTA problems
* Communicating with OTA support
* Monitoring reservation delivery
* Identifying incorrect pricing or availability
You should be comfortable navigating Airbnb, Vrbo,
LISTING CONTENT
You must be capable of creating professional hospitality listing content.
This includes:
* Airbnb titles
* Airbnb descriptions
* Vrbo descriptions
*
* Expedia content
* Room descriptions
* Property descriptions
* Amenity descriptions
* House rules
* Guest instructions
* Check-in information
Your written English must be excellent.
We do not want descriptions that sound robotic, generic, poorly translated, or obviously AI-generated.
PMS & CHANNEL MANAGEMENT
Our property uses:
**Mews — PMS**
**SiteMinder — Channel Manager**
You will help manage and troubleshoot:
* Room and space categories
* Rate plans
* Inventory
* Availability
* Restrictions
* Minimum stays
* Reservation delivery
* Channel mappings
* Room mappings
* Rate mappings
* OTA connectivity
* Synchronization problems
You should understand the basic flow of information between:
**Property ? PMS ? Channel Manager ? OTA**
and understand that manually changing something in one system can sometimes be overwritten by another system.
PRICING & REVENUE SYSTEMS
We use PriceLabs for dynamic pricing.
You should understand or be capable of quickly learning:
* Dynamic pricing
* Base rates
* Minimum rates
* Minimum stays
* Event pricing
* Last-minute pricing
* OTA markups
* Promotions
* Length-of-stay discounts
* Channel-specific pricing
* Rate discrepancies
You do not need to be a professional Revenue Manager.
You DO need to recognize when pricing doesn't make sense and know how to investigate why.
BREEZEWAY & PROPERTY OPERATIONS
Breezeway is an important part of our operation.
You will help manage:
* Inspections
* Maintenance tasks
* Cleaning tasks
* Guest-reported issues
* Task assignments
* Due dates
* Open tasks
* Overdue tasks
* Completed tasks
* Staff follow-up
* Property readiness
This job is NOT simply creating tasks.
You need to make sure tasks actually get completed.
If maintenance marks something FINISHED but an inspection shows that the problem still exists, the problem is not finished.
You will be expected to follow up with staff and keep open items visible until they are genuinely resolved.
The owner should NOT have to open Breezeway every night to discover what employees failed to complete.
GOOGLE DRIVE & GOOGLE SHEETS
You must be comfortable using:
* Google Drive
* Google Sheets
* Google Docs
* Shared folders
* File organization
* Filters and sorting
* Basic formulas
* Operational trackers
* Reports
You may receive messy information from several different systems and be expected to organize it into something useful.
THE PERSON WE WANT
We want someone who can receive a message like:

We DO NOT want someone who waits all day for the owner to give them individual tasks.
If you see something wrong, investigate it.
If someone hasn't completed a task, follow up.
If a reservation didn't synchronize, investigate it.
If pricing looks wrong, investigate it.
If a listing contains incorrect information, fix it.
If you cannot solve something, escalate it with a clear explanation of what you already investigated.
**Our goal is for this person to eventually understand our online hospitality operation well enough that ownership does not need to constantly monitor it.**

We are evaluating your written English and your ability to market a hospitality property.
FINAL TEST
The owner messages you:
