JOB OVERVIEW

STR & Hotel Operations Manager

Airbnb | Vrbo | ---------- | Expedia | Mews | SiteMinder | Breezeway | PriceLabs

We operate a 39-suite hospitality property that combines the **short-term rental model with traditional hotel operations.**

We are looking for someone with strong experience managing:

* Airbnb
* Vrbo
* ----------
* Expedia
* OTA listings and distribution
* Short-term rental operations
* Hotel operations
* Dynamic pricing
* Property management systems
* Channel managers
* Property operations software

**This is NOT a basic Virtual Assistant position.**

We are not looking for someone whose experience is limited to answering Airbnb messages, customer service, data entry, or basic administrative work.

We need someone who understands **Airbnb/Vrbo AND hotel/OTA operations** and is technically comfortable enough to understand how all of the systems behind them work together.

OUR TECHNOLOGY STACK

Our operation currently uses:

* Airbnb
* Vrbo
* ----------
* Expedia
* Mews PMS
* SiteMinder
* Breezeway
* PriceLabs
* Google Drive
* Google Sheets

Experience with several of these systems is strongly preferred.

You do NOT necessarily need experience with every single platform.

However, you MUST have enough real hospitality and short-term rental experience to understand how OTAs, PMS systems, channel managers, pricing systems, reservations, inventory and property operations connect.

OUR BUSINESS MODEL

Our property is unusual because it combines two hospitality models.

We operate with the infrastructure and systems of a hotel, while our inventory primarily consists of large multi-bedroom suites designed for groups.

We therefore need someone who understands both:

**Airbnb / Vrbo / Short-Term Rentals**

AND

**Hotels / ---------- / Expedia / OTA Distribution**

We need someone capable of helping us blend these two worlds into one efficient operation.

AIRBNB, VRBO & OTA MANAGEMENT

You will eventually help take ownership of:

* Airbnb
* Vrbo
* ----------
* Expedia
* Additional OTAs as we expand

Responsibilities include:

* Creating new listings
* Writing listing titles and descriptions
* Updating existing listings
* Managing photos and listing content
* Updating amenities
* Updating policies
* Managing room and property information
* Checking bedroom/bathroom counts
* Monitoring listing accuracy
* Monitoring availability
* Monitoring rates
* Monitoring minimum stays
* Managing promotions and discounts
* Identifying duplicate listings
* Troubleshooting OTA problems
* Communicating with OTA support
* Monitoring reservation delivery
* Identifying incorrect pricing or availability

You should be comfortable navigating Airbnb, Vrbo, ---------- and Expedia without needing the owner to show you where everything is.

LISTING CONTENT

You must be capable of creating professional hospitality listing content.

This includes:

* Airbnb titles
* Airbnb descriptions
* Vrbo descriptions
* ---------- content
* Expedia content
* Room descriptions
* Property descriptions
* Amenity descriptions
* House rules
* Guest instructions
* Check-in information

Your written English must be excellent.

We do not want descriptions that sound robotic, generic, poorly translated, or obviously AI-generated.

PMS & CHANNEL MANAGEMENT

Our property uses:

**Mews — PMS**

**SiteMinder — Channel Manager**

You will help manage and troubleshoot:

* Room and space categories
* Rate plans
* Inventory
* Availability
* Restrictions
* Minimum stays
* Reservation delivery
* Channel mappings
* Room mappings
* Rate mappings
* OTA connectivity
* Synchronization problems

You should understand the basic flow of information between:

**Property ? PMS ? Channel Manager ? OTA**

and understand that manually changing something in one system can sometimes be overwritten by another system.

PRICING & REVENUE SYSTEMS

We use PriceLabs for dynamic pricing.

You should understand or be capable of quickly learning:

* Dynamic pricing
* Base rates
* Minimum rates
* Minimum stays
* Event pricing
* Last-minute pricing
* OTA markups
* Promotions
* Length-of-stay discounts
* Channel-specific pricing
* Rate discrepancies

You do not need to be a professional Revenue Manager.

You DO need to recognize when pricing doesn't make sense and know how to investigate why.

BREEZEWAY & PROPERTY OPERATIONS

Breezeway is an important part of our operation.

You will help manage:

* Inspections
* Maintenance tasks
* Cleaning tasks
* Guest-reported issues
* Task assignments
* Due dates
* Open tasks
* Overdue tasks
* Completed tasks
* Staff follow-up
* Property readiness

This job is NOT simply creating tasks.

You need to make sure tasks actually get completed.

If maintenance marks something FINISHED but an inspection shows that the problem still exists, the problem is not finished.

You will be expected to follow up with staff and keep open items visible until they are genuinely resolved.

The owner should NOT have to open Breezeway every night to discover what employees failed to complete.

GOOGLE DRIVE & GOOGLE SHEETS

You must be comfortable using:

* Google Drive
* Google Sheets
* Google Docs
* Shared folders
* File organization
* Filters and sorting
* Basic formulas
* Operational trackers
* Reports

You may receive messy information from several different systems and be expected to organize it into something useful.

THE PERSON WE WANT

We want someone who can receive a message like:

**" ---------- says sold out, Airbnb has availability, Expedia has the wrong price, a reservation didn't reach Mews, and Breezeway has overdue maintenance tasks."**

And respond:

**"I'm looking into it."**

Then actually figure it out.

You should be able to determine:

* What system is causing the problem
* Where the information originated
* Who needs to be contacted
* What should be changed
* What should NOT be changed
* Whether the problem was actually fixed
* How to prevent it from happening again

We want someone who is:

* Extremely proactive
* Analytical
* Detail-oriented
* Technically comfortable
* Organized
* Persistent
* Independent
* Excellent in English
* Good at troubleshooting
* Comfortable holding staff accountable
* Comfortable communicating with support departments
* Able to learn unfamiliar software quickly

We DO NOT want someone who waits all day for the owner to give them individual tasks.

If you see something wrong, investigate it.

If someone hasn't completed a task, follow up.

If a reservation didn't synchronize, investigate it.

If pricing looks wrong, investigate it.

If a listing contains incorrect information, fix it.

If you cannot solve something, escalate it with a clear explanation of what you already investigated.

**Our goal is for this person to eventually understand our online hospitality operation well enough that ownership does not need to constantly monitor it.**

!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! REQUIRED APPLICATION TEST BELOW !!!!!!!!!!!!!!!!!!!!!!!!!

Generic applications will not be considered.

Do not simply tell us you are hardworking, organized, proactive, detail-oriented or a fast learner.

**We want to see how you actually think.**

SCENARIO

You manage online operations for a 39-suite hospitality property.

The property sells through:

**Airbnb**

**Vrbo**

** ---------- **

**Expedia**

The property also uses:

**Mews — PMS**

**SiteMinder — Channel Manager**

**PriceLabs — Dynamic Pricing**

**Breezeway — Inspections, Maintenance & Operational Tasks**

You log in one morning and discover:

* Mews shows 5 suites available for a particular date.
* Airbnb shows 5 available.
* ---------- shows SOLD OUT.
* Expedia shows availability, but the price is $200 lower than Airbnb.
* PriceLabs appears to show the correct price.
* A ---------- reservation received yesterday appears in SiteMinder but is missing from Mews.
* Breezeway shows 12 overdue maintenance tasks.
* Three tasks are marked completed by maintenance, but the most recent inspection shows the same problems still exist.
* One Airbnb listing has an incorrect bedroom count.
* The owner tells you a new room type was created last week and may not have been added everywhere.

You are the only OTA/operations manager working that morning.

QUESTIONS

1. PRIORITIES

What do you investigate first?

Put the problems above in the order you would address them and explain why.

2. ---------- AVAILABILITY

Give at least **five possible reasons** ---------- could show SOLD OUT while Mews and Airbnb show availability.

What systems would you check and in what order?

3. EXPEDIA PRICING

How would you determine whether Expedia's $200 price difference originates from:

* PriceLabs
* Mews
* SiteMinder
* Expedia
* An OTA promotion or discount

Explain how you would trace the price through the systems.

4. MISSING RESERVATION

The ---------- reservation exists in SiteMinder but is missing from Mews.

What do you do?

What would you check before manually entering the reservation into Mews?

5. BREEZEWAY

You have 12 overdue Breezeway tasks.

Explain how you would determine:

* What is urgent
* Who owns each task
* What needs follow-up
* What needs escalation
* What needs to be reopened
* Whether supposedly completed work was actually completed

Do NOT simply answer, "I would follow up with maintenance."

6. FALSE COMPLETION

An employee marks a Breezeway maintenance task FINISHED.

The next inspection shows the exact same problem still exists.

What do you do?

7. AIRBNB LISTING ERROR

An Airbnb listing says:

**4 Bedrooms / 4 Bathrooms**

The actual suite is:

**5 Bedrooms / 5 Bathrooms**

Would you immediately change Airbnb?

What other systems, listings, documents or mappings would you check to make sure the incorrect information does not exist somewhere else?

8. NEW ROOM TYPE

A new room type was created in Mews last week.

What other systems would you check to make sure it was properly configured throughout the entire operation?

9. GOOGLE SHEETS

The owner asks you to create a Google Sheet showing:

* Unit
* Reservation status
* OTA
* Arrival
* Departure
* Open maintenance issues
* Cleaning status
* Inspection status
* Person responsible
* Last update

Briefly explain how you would organize this so ownership can quickly identify problems without reading every row individually.

10. LISTING WRITING TEST

Write an Airbnb description of **no more than 100 words** for:

**5-bedroom / 5-bathroom suite in downtown New Orleans. Every bedroom has a king bed, Smart TV, desk and private bathroom. Full kitchen, living room and large dining table. Property includes a pool, fitness center and guest lounge. Designed primarily for groups.**

We are evaluating your written English and your ability to market a hospitality property.

FINAL TEST

The owner messages you:

**"Just manually open ---------- , fix the availability, change the Expedia price, mark the Breezeway stuff done, and we'll figure everything else out later."**

What do you do?

Would you follow those instructions immediately?

If not, explain why and tell us exactly what you would do instead.

INCLUDE WITH YOUR APPLICATION

Tell us specifically about your experience with:

* Airbnb
* Vrbo
* ----------
* Expedia
* Mews
* SiteMinder
* Breezeway
* PriceLabs
* Google Drive
* Google Sheets
* Other PMS systems
* Other channel managers

Also provide:

**Spoken English:** 1–10

**Written English:** 1–10

**Hospitality experience:** Number of years

**Short-term rental experience:** Number of years

**Hotel experience:** Number of years

IMPORTANT

You do NOT need to have used every single piece of software listed above.

However, you MUST have enough real hospitality/STR experience to understand the test and provide thoughtful answers.

**Do not send us a generic cover letter.**

Your answers to the test are more important than your cover letter.

At the very end of your application, write:

**HOWARD**

Applications that do not complete the test will not be considered.
