I'm looking for a highly experienced Revenue Manager to take ownership of pricing for my $400K portfolio of 5 luxury short-term rentals and mid-term rentals in the U.S.
I've managed pricing for my own portfolio for the past 10 years and am looking for someone with deep expertise who can bring stronger analysis, strategy, and consistency, and can meet or beat my past performance.
What I'm Looking For
- 5+ years of hands-on vacation rental revenue management experience, $100K/year luxury properties preferred
- Strong PriceLabs experience
- Deep understanding of booking windows, pacing, seasonality, holidays, local events, minimum stays, gaps, discounts, and dynamic pricing strategy
- Experience with mid-term rentals and 30+ day pricing
- Experience in Raleigh, Los Angeles, or similar competitive U.S. markets strongly preferred
- Luxury STR experience is a major plus
- Strong analytical and communication skills
- Someone who personally manages the portfolio--absolutely no outsourcing or subcontracting
The Role
You will review the portfolio daily, proactively adjust strategy as needed, and keep a close eye on upcoming availability and performance.
During the first few months, I'd like brief updates every few days on what you're seeing, what you're changing, and why. Longer term, you'll provide regular performance reporting and recommendations.
I'm looking for someone who takes real ownership of revenue rather than simply maintaining PriceLabs settings.
Hiring Process
Final candidates will review part of my actual portfolio and walk me through their analysis and recommendations. Your experience matters, but the quality of your thinking and portfolio analysis will be the most important part of the hiring decision.
