JOB OVERVIEW

We are a U.S.-based mortgage brokerage looking for an experienced **Senior Loan Officer Assistant / Pre-Underwriting Specialist** to join our team full-time.

**Schedule:** 40 hours/week, U.S. Pacific Time business hours
**Compensation:** $1,500–$2,000 USD/month, depending on experience and demonstrated technical ability.

This is NOT a basic administrative LOA or document-chasing position.

The primary responsibility of this role is to help our Loan Officer **review and analyze borrower scenarios BEFORE pre-approval and underwriting submission.**

We need someone who can independently think through a mortgage file, identify potential problems, calculate qualifying income, review AUS findings and guidelines, and provide a clear recommendation.

KEY RESPONSIBILITIES

• Review 1003, credit, income, assets, liabilities, REO and supporting documentation
• Perform front-end / pre-underwriting file review
• Calculate qualifying income and DTI
• Review funds to close and reserve requirements
• Identify missing documents and underwriting red flags
• Run and review DU / LP (LPA) findings
• Research agency and lender guidelines when necessary
• Assist with loan structuring and pre-approval analysis
• Present findings and recommended next steps clearly to the Loan Officer

INCOME ANALYSIS

Strong income calculation experience is important.

Candidate should be comfortable reviewing:

• W-2 / Salary / Hourly
• Overtime / Bonus / Commission
• 1099
• Schedule C
• Self-employed borrowers
• 1120S / S-Corporations
• 1065 / Partnerships
• K-1s
• Personal and business tax returns
• P&L statements
• Rental income
• Social Security / Pension / Retirement income

Strong self-employed income analysis experience is highly preferred.

LOAN PROGRAM EXPERIENCE

Strong Conventional knowledge is required.

Experience with the following is preferred:

• Conventional
• FHA
• VA
• Jumbo
• DSCR
• Bank Statement
• 1099 / P&L
• Asset Utilization / Asset Depletion
• Foreign National / ITIN
• Other Non-QM programs

QUALIFICATIONS

• 3+ years of recent U.S. residential mortgage experience
• Prior experience as a Senior LOA, Processor, Pre-Underwriter, Underwriting Assistant, Junior Underwriter, or similar role
• Strong income calculation skills
• Experience reviewing self-employed borrowers and tax returns
• Experience with DU and/or LP
• Strong understanding of credit, assets, liabilities, DTI and reserves
• Strong written and spoken English
• Excellent attention to detail and problem-solving ability
• Able to work independently during U.S. Pacific Time business hours

Experience with ARIVE, UWM, Encompass, LendingPad and wholesale lender portals is a plus.

WHAT WE ARE LOOKING FOR

We are not looking for someone whose mortgage experience is primarily data entry, document collection, borrower follow-up or condition chasing.

We are looking for someone who can answer:

**“Does this borrower qualify, what are the potential problems, and what should we do next?”**

You do not need to know every guideline fro ---------- mory. However, you should know how to research guidelines and return with a well-reasoned answer or possible solution.

COMPENSATION

$1,500–$2,000 USD/month depending on experience and demonstrated technical ability.

We are willing to pay toward the higher end for someone who can independently review complex scenarios, analyze self-employed income, interpret DU/LP findings, identify underwriting problems, research guidelines, and provide clear recommendations.

Exceptional candidates with significant underwriting experience may be considered above the stated range.

11. Can you work 40 hours/week during U.S. Pacific Time business hours?
