JOB OVERVIEW

Hello all,

I run furnished mid-term rentals and am building a database of property management companies that handle this type of property. Most PMs only handle unfurnished long-term rentals, so the whole point of this project is to identify the exceptions.

What I need: roughly 150 companies across Houston, TX; Nashville, TN; Charlotte, NC; Columbus, OH; and Rochester, MN (around 30 per city). For each one, I need the basics (name, phone, email, website) plus your read on whether they manage furnished mid-term or corporate rentals for property owners.

You'd be working from the National Association of Residential Property Managers (NARPM) member directory, Google Maps, Zillow rental listings, and company websites. I'll give you a spreadsheet template and a full brief for clarity.

One thing that matters a lot to me: every "yes" needs a source URL. I will want to see the actual page where you found the evidence. And if you genuinely can't tell either way, mark it unknown. I'd much rather have an honest "couldn't find it" than a guess. I'll be making phone calls based on this list, so accuracy matters more than speed.

How it works: we’ll start with a paid 10-row test for Nashville to make sure we're on the same page. If that goes well, we move to the first three cities, then the last two. Each stage gets reviewed and paid before the next one starts.

When you apply, tell me one property management company in any of these cities that looks like a fit and why.

Looking for: strong written English (you'll be reading marketing copy and making judgment calls about it) and some prior experience with lead gen or list building. If you could share a sample of similar work you've done, that'd be helpful.

To be clear on how payment works: this is a fixed-price project at $200 total for the full list, paid in milestones: $20 for the initial test, then $90 and $90 for the remaining stages. I've listed an hourly equivalent above because the form requires it, but I'm hiring for the deliverable, not for hours.
