JOB OVERVIEW

Job Title: Building Contracts & Maintenance Manager — Australian Building Maintenance & Construction

Type: Near full-time

Salary: USD $900–$1,300/month (negotiable on experience)

About the role: A growing Australian building and maintenance business needs an experienced manager to run the back office of our building projects and maintenance work — coordinating drawings, engineering, surveying and insurance, preparing estimates, compiling and lodging building permit applications, and administering contracts. You'll work closely with the owner (a registered building practitioner) and our remote bookkeeper. This is for someone organised and proactive, confident chasing consultants and keeping projects moving.

What you'll do:

Coordinate drafting/drawings, structural engineering, land surveying and indemnity insurance for each project
Take site measurements provided by the owner and turn them into a coordinated set of drawings and documents (brief the drafter, follow up the engineer, and so on)
Prepare estimates and quotes — take-offs, materials, labour, subcontractors
Compile and lodge building permit applications with Australian permit authorities (local councils)
Track approvals and keep each job's paperwork in order
Administer building contracts — variations, progress claims
Work alongside the bookkeeper on scheduling of building maintenance jobs
Update the owner and bookkeeper daily on where each job stands

What we need:

Experience with Australian building permits / approvals (Western Australia ideal)
Estimating experience in building or construction
Understanding of drawings, structural engineering documents, and the consultants involved
Highly organised and proactive — confident following up professionals and suppliers
Excellent written and spoken English
Reliable internet and good overlap with Australian business hours
