[HIRING] Rockstar STR Virtual Assistant — FULL TIME Position

About the Role Are you an experienced Short-Term Rental (STR) Virtual Assistant looking for a stable, long-term career with a growing U.S.-based company?

Kozi Stay is a growing vacation rental management company operating 12+ properties (and expanding). We're adding a second key tea ---------- mber who will work alongside our current operations VA, handling guest communications, turnover logistics, and daily operations — with an added focus area (marketing/social media OR revenue management) based on where your strengths naturally fit.

We don't like to micromanage. We are looking for a Self-Starter who takes complete ownership of their shift, solves problems proactively, and sends clear end-of-shift updates without being reminded.

What You Will Do

Guest Communication: Provide warm, fast, and professional support to guests across Airbnb, VRBO, and OwnerRez.

Turnover & Vendor Coordination: Proactively communicate with cleaners, maintenance techs, and inspectors via outbound calls and messages to ensure every property is guest-ready on time.

Emergency & Issue Resolution: Calmly handle real-time guest crises (lockouts, Wi-Fi issues, noise complaints) using clear judgment and empathy.

Platform Operations: Assist with guest registrations, HOA forms, digital agreements (DocuSign), and calendar management.

End-of-Shift Reporting: Provide a structured report at the end of every shift summarizing completed tasks, open items, and guest issues.

Growth Specialization (10-30% of role): Beyond core operations, you'll take on one focus area based on where you're strongest — we'll figure this out together during onboarding:

Marketing & Social Media Track: Managing social accounts (Instagram, Facebook, TikTok), creating content, and running promotional campaigns to grow direct bookings.
Revenue & Pricing Track: Monitoring calendar gaps, adjusting pricing in PriceLabs, and optimizing listing visibility in RankBreeze to maximize occupancy and revenue.

Who You Are Experienced in STRs: You have hands-on experience supporting Airbnb/VRBO managers or real estate teams.

AI-Fluent: You actively use AI tools (ChatGPT, Gemini, Claude, Notion AI, etc.) day-to-day to work faster and smarter, and you're quick to pick up new ones — this isn't optional anymore, it's how we operate.

Fluent in English: Exceptional written and verbal English communication skills. You know how to de-escalate an upset guest with grace.

Proactive & Resourceful: If a cleaner misses a message or a lock doesn't open, you don't wait to be told what to do—you troubleshoot, call vendors, and solve the issue.

Detail-Oriented: You double-check guest dates, lock codes, and turnover schedules so nothing slips through the cracks.

Bonus: Experience with social media/paid ads, or with revenue/pricing tools like PriceLabs — tell us which one fits you better.

Shift & Working Hours Type: Full-Time (40-60 hours/week) Schedule: Exact shift hours will be finalized during the interview process based on operational fit — will overlap with our existing VA for coverage and handoffs. Pay Rate: $3.00 – $6.00/hour

Technical Requirements / Skills Required Tools: Airbnb, VRBO, OwnerRez (or another PMS), Google Drive/Workspace (must be fluent), comfortable using AI tools daily.

Nice-to-Have / Willingness to Learn: PriceLabs, RankBreeze, StayFi, DocuSign, Canva/social media management, Meta Ads Manager.

Hardware: Reliable computer, high-speed internet with a backup power/internet connection, and a quiet workspace.
