JOB OVERVIEW

We are a U.S. land investment company that buys and resells vacant land parcels. We are hiring an experienced Virtual Assistant to run property comping and support our SMS seller pipeline.

Prior land or real estate comping experience is required. This is not an entry-level or training role. You must already understand what a comparable sale is and why a bad comp kills a deal.

What you will do:
• Comp vacant land parcels using our ChatGPT comping plugin — we will give you access and our exact prompt process
• Verify plugin output against the subject parcel: acreage, access type, zoning, subdivision, sold date
• Flag comps that do not match on size band, access type, or subdivision context
• Calculate and record price per acre; enter all findings into our comp sheet in a consistent format
• Flag missing data instead of estimating it — we need gaps identified, not filled in
• Manage inbound seller replies in Smarter Contact: tag leads, respond using our approved scripts, route qualified sellers to the owner
• Keep lead status and notes current so no seller goes unanswered

Requirements:
• Prior experience comping real estate or land — you must be able to describe your past process
• Available Monday–Friday, 11:00 AM – 3:00 PM New York time (EST/EDT). Fixed schedule, not flexible. For Philippines-based applicants this is roughly 12:00 AM – 4:00 AM local time — confirm you can work this consistently.
• Strong written English — you will be messaging U.S. property sellers directly
• Comfortable with Google Sheets, ChatGPT, and web-based research
• Reliable internet and backup power/connection

Nice to have:
• Experience with Smarter Contact, Podio, GoHighLevel, or similar CRM
• Experience with land wholesaling specifically

This role is NOT for you if:
• You have never comped a property before
• You estimate numbers instead of verifying them
• You are managing several other clients at the same time
