JOB OVERVIEW

EXPERIENCED APPLICANTS ONLY. READ THIS FIRST: This is NOT an entry-level role and we are not training anyone. We are looking for someone who has already personally done foreclosure / pre-foreclosure research and skip tracing for a US real estate business, and who can prove it. If you have not done this exact work before, please do not apply - your application will be deleted unread.

This is an exploratory search to find one proven person. Part-time to start: roughly 10-15 hours per week at $4/hour, with room to grow for the right person.

WHAT YOU WILL DO
- Search county websites (clerk of court, recorder of deeds, tax assessor, sheriff sale calendars) and foreclosure attorney / trustee websites to find new foreclosure and pre-foreclosure filings
- Pull the case details: property address, parcel number, case number, sale date, amount owed, lender/plaintiff, and attorney of record
- Skip trace to identify the current owners and, when an owner is deceased, the heirs or estate representatives - using public records, probate filings, obituaries and standard skip tracing tools
- Build clean, organized lead sheets in Google Sheets or our CRM with verified contact information
- Make outbound calls to owners and heirs to introduce us and find out if they are open to selling - friendly and respectful, never pushy
- Log every call and outcome, and follow up on schedule
- Work only from publicly available records and follow Do Not Call and standard compliance rules

REQUIRED - YOU MUST ALREADY HAVE
- Proven, hands-on experience pulling foreclosure, pre-foreclosure or probate records from US county websites and attorney / trustee sites. Name the counties and states you have worked.
- Proven, hands-on experience skip tracing owners and heirs. Name the tools you have actually used (for example TruePeopleSearch, BatchSkipTracing, PropStream, REISkip or similar).
- Real experience calling US homeowners about their property, not just general call center or customer service work
- Strong written and spoken English
- Very detail oriented - accuracy on names, addresses and dates matters a lot here
- Reliable internet, a quiet place to make calls, and able to overlap with US business hours
- Comfortable with Google Sheets / Excel and a CRM

- You have never used a skip tracing tool
- You are hoping to learn this on the job or are willing to be trained - we need someone productive from day one

THE INTERVIEW
If we move forward, you must be ready to walk us through your actual work in detail. Be prepared to explain:
- Exactly what you did, step by step - which sites you searched, how you found the filings, and how you ran your skip traces
- What the outcome was - how many leads you pulled, your skip trace hit rate, how many owners or heirs you actually reached, and what came of those calls
- Specific examples - talk us through real cases you worked, including a hard one where the owner was deceased or the heirs were difficult to find, and how you solved it
General answers like "I did research and skip tracing" will end the interview. We want the details and the numbers.

- Monday to Friday: 6:00 PM - 8:00 PM Eastern (6:00 AM - 8:00 AM next day, Philippine time)
- Saturday: 10:00 AM - 6:00 PM Eastern (Saturday 10:00 PM - Sunday 6:00 AM, Philippine time)
- Sunday: 2:00 PM - 4:00 PM Eastern (Monday 2:00 AM - 4:00 AM, Philippine time)
