Position Overview
We are seeking a persistent, personable DPA Outreach and Lead Management Specialist to contact owners, heirs, relatives, and other parties connected to distressed or complicated properties.
This role requires strong rapport-building, thoughtful questioning, and the ability to uncover ownership, probate, title, tax, lien, and family-related issues. The ideal candidate is confident, curious, emotionally intelligent, organized, and comfortable handling sensitive conversations while identifying decision-makers and gathering accurate information for the acquisitions team.
Work Schedule
• Part-time position
• Approximately 30 hours per week
• Six hours per day, five days per week
• Monday through Friday
• Must be available during agreed-upon Central Time working hours
• Consistent attendance and punctuality are required
Primary Responsibilities
• Make outbound calls to individuals connected to distressed properties and estates
• Contact owners, heirs, relatives, former owners, neighbors, and other potential stakeholders
• Use a friendly, professional, and curiosity-based calling approach
• Determine how each contact is connected to the property, owner, or estate
• Ask thoughtful follow-up questions to understand the complete property and family situation
• Identify potential heirs, decision-makers, ownership interests, and influential family members
• Perform limited manual skip tracing to locate additional contacts
• Document detailed and accurate notes in the company CRM
• Maintain follow-up dates and complete assigned follow-up activities
• Follow company scripts, processes, compliance standards, and training materials
• Participate in call reviews, coaching sessions, and ongoing training
Required Qualifications
• At least one year of outbound cold-calling, lead-generation, collections, customer-service, appointment-setting, or phone-sales experience
• Excellent spoken and written English
• Clear, professional, and confident phone presence
• Ability to build rapport quickly
• Strong listening and follow-up-question skills
• Strong attention to detail
• Excellent note-taking and organizational skills
• Experience using a CRM or lead-management platform
• Dependable, coachable, self-motivated, and results-oriented
• Comfortable receiving feedback and participating in call reviews
Preferred Experience - Experience in one or more of the following areas is strongly preferred:
• Real estate wholesaling
• Distressed-property acquisitions
• Manual skip tracing
• Pipedrive, GoHighLevel, Salesforce, or a similar CRM
• Prior Upwork experience with positive client reviews
Real estate experience is preferred but may not be required for an exceptional candidate with strong outbound calling, investigative, or relationship-building experience.

Technology and Workspace Requirements - Applicants must have:
• A reliable computer or laptop

• A quiet and distraction-free workspace
• Stable high-speed internet
• Ability to use online research tools, spreadsheets, calling systems,
• Ability to participate in video meetings and training sessions
Calling and Performance Expectations - This is a performance-based role. However, DPA conversations can vary significantly in length and complexity. Performance will be evaluated using both activity and quality standards.
Performance measurements may include:
• Outbound call attempts
• Number of contacts reached
• Attendance and schedule adherence
• Call quality and professionalism
• Responsiveness to coaching and training
The goal is not simply to make the highest number of calls. The goal is to identify the right people, gather the right information, and move qualified opportunities forward.
Expected activity levels will be adjusted based on list quality, contact rates, call duration, research needs, and the complexity of each assigned file.
Compensation
• $5 per hour
• Approximately 30 hours per week
• $250 commission for each qualifying transaction that successfully closes
• Additional performance bonuses may be offered for qualified opportunities, successful acquisitions handoffs, appointments, or consistent achievement of performance standards
Commission eligibility, lead attribution, qualifying-deal requirements, payment timing, and performance-bonus rules will be provided in writing before employment begins.
This is a direct-hire opportunity and not an entry-level training position.
