I run a residential property management business in the US and I'm hiring a property manager. A specific kind, so let me be clear up front.
This is a senior role. I want someone who has actually run things - a portfolio, a team, a process - not someone who needs a task list handed to them each morning.
Half of the job is core property management: tenant communication, work orders, applicant screening, leases, move-ins and move-outs, utility billing, rent. You need to be genuinely good at that part.
The other half is making that work run better than it does today. Writing the procedures. Finding what wastes time. Building the things that fix it.
Some of what I want built: an AI agent that handles inbound tenant calls. Automated texting so residents get answers immediately instead of waiting on us. Better systems across screening, maintenance and billing. I don't expect you to have built these before - very few people have. I expect you to want to, and to be able to work it out.
WHAT I'M LOOKING FOR
Someone who spots the broken thing before I do. Who has improved a process somewhere and can tell me exactly what changed and by how much. Who uses AI as a working tool, not a novelty. Who writes clearly. And who genuinely cares when a resident is frustrated - I want the person who reads the tone of an
AppFolio experience strongly preferred. If you don't have it but can show me systems you've actually built, apply anyway and tell me how quickly you think you could learn it.
YOU MUST WORK US EASTERN TIME. This isn't negotiable - my team and my residents are on Eastern hours and you need to be working when they are, not overlapping with them for an hour or two. If you're looking for a job on Philippine hours, this isn't it.
Full-time and long-term. I want someone who's still here in three years running more of the operation than they started with.
