JOB OVERVIEW

Commission-Based | Unlimited Earning Potential

We are looking for motivated remote lead generators to help us connect with renters searching for apartments in Manhattan, New York City.

We currently have access to more than 300 Manhattan rental units. You will receive approved apartment photos, videos, descriptions, pricing, availability, and marketing materials that you can use to attract prospective renters.

Your main goal will be to generate qualified renter leads and schedule apartment viewings. Our New York real-estate agent will handle the property showings, applications, negotiations, paperwork, and lease processing.

This is a commission-based independent contractor opportunity. There is no hourly wage or guaranteed salary. There is no limit on how much commission you can earn.

Responsibilities
Advertise approved Manhattan apartment listings online
Generate renter leads through Facebook Marketplace, Facebook groups, Instagram, TikTok, rental groups, and other approved platforms
Respond quickly and professionally to prospective renters
Ask basic qualification questions using our provided script
Collect the renter’s budget, preferred neighborhood, apartment size, move-in date, income information, and contact details
Help match renters with available apartments from our inventory
Schedule qualified clients for apartment viewings
Record every lead and appointment in our tracking system
Follow up with interested renters who have not yet scheduled a viewing
Transfer qualified clients to our New York real-estate agent

You will not be responsible for conducting apartment showings, processing applications, negotiating leases, collecting payments, or completing real-estate paperwork.

Compensation

You will earn 10% of the apartment’s monthly rent for every client you refer who successfully rents an apartment, provided that a full one-month broker fee is paid and collected.

For example:

Apartment monthly rent: $3,000
Your commission: $300
Apartment monthly rent: $4,000
Your commission: $400
Apartment monthly rent: $5,000
Your commission: $500

There is no limit on the number of clients you can refer or the amount of commission you can earn.

Commissions are paid monthly after:

The client signs the lease
The client completes all required payments
The full broker fee is received
The broker fee payment has cleared

No commission will be paid for cancelled applications, rejected applications, duplicate leads, fraudulent leads, clients who do not complete the rental, or transactions where the full one-month broker fee is not collected.

The lead must be entered into our tracking system before the client is introduced or scheduled. This allows us to confirm which worker originally generated the lead.

You may use any approved unit from our inventory to attract clients. When a client responds, you can also offer them other available units that match their budget, desired neighborhood, apartment size, and move-in date.

Ideal Candidate
Strong written and spoken English
Experience in lead generation, appointment setting, sales, social-media marketing, or real estate
Comfortable communicating with clients in the United States
Able to respond quickly to new inquiries
Organized and consistent with follow-up
Comfortable working independently
Motivated by commission-based earnings
Honest when describing apartment pricing, availability, and features
Able to follow advertising instructions exactly
Available during agreed-upon New York Eastern Time hours
Reliable internet connection and computer or smartphone

Experience generating leads for real estate, mortgages, insurance, solar, home services, or other commission-based industries is helpful but not required.

Important Rules
Only approved apartment photos and information may be used
Do not advertise incorrect prices, features, locations, or availability
Do not promise that an applicant will be approved
Do not collect money from clients
Do not negotiate rent, deposits, broker fees, or lease terms
Do not represent yourself as a licensed New York real-estate agent
All clients must be transferred to our agent for showings and processing
Every lead must be entered into the tracking system immediately
Duplicate or previously registered leads will not qualify for commission
